Never really thought about it to be honest. But thats good to hear! I should *** that there is no floring in this price, but there is a spa bath, alfresco, decent kitchen appiances, garage remote, stained wood windows/door to front and rear, ducted vacuum. Re: New Home Prices across Australia 8Feb 12, 2007 8:25 am Touchingcloth Melbourne: 2 story, brick veneer+alfresco 42sqs $285K (not including land) Hope I'm not paying too much! wow...more detail plz..thanks. Re: New Home Prices across Australia 10Feb 12, 2007 5:28 pm JenH Mmm yes TC, who is that, it sounds a fairly decent price Henley...although are site costs are $17K (which is included in the 285k), they arent fixed and are subject to rock costs. I forgot to mention that we've only just signed the tender, so can't say whether this will be the final contract price. Hope the house doesn't fall down! Re: New Home Prices across Australia 11Feb 12, 2007 6:55 pm $11,000 - $11,500 per square or $1250 per m2
Here in Tassie concrete slab, brick, colourbond roof, painted skirtings, tiles and carpets, stainless range, hotplates, dishwasher and range hood.downlights, hardform kitchen and quartz stone benches. cost of living here in Tassie sux Re: New Home Prices across Australia 12Feb 12, 2007 7:21 pm TC,
I don't mean to get off the topic, but I thought that one of the points for soil testing was to be able to fix the site costs. It sounds to me that Henley are allowing themselves the opportunity to add further site costs (after contract) to which you will have no option but to pay. Also 17k for these costs already seems quite excessive. What class is your block? S Re: New Home Prices across Australia 13Feb 12, 2007 7:41 pm Stewie TC, I don't mean to get off the topic, but I thought that one of the points for soil testing was to be able to fix the site costs. Also 17k for these costs already seems quite excessive. What class is your block? S Hi Steve, , its an H Class slab. This amount included a rock provision of 8K which I will get back if they find no rocks.,,,but they do expect to find some as they hit rock at 600mm down. Technically the site costs could be more, but from what I've read ALL HIA contracts have a rock provision in it. So our site costs will be a min of $11k, but probably closer to $17k, and maybe a few K more I guess its just a leap of faith all of us have to take if we want to build. Re: New Home Prices across Australia 14Feb 13, 2007 6:22 am mek I hope we can get true comparisons... . The diversity of inclusions etc is going to make that variable Mek but an overview of 'average' costs may be possible if there's enough input. Without going into detail could we also include the main feature that people were after - something that had to be included - i.e a corner bar for the guys or a separate sewing room for the better halves ?? [that wasan't meant to be chauvanistic] One item that was a must. Peter Clarkson - AusDesign Australia www.ausdesign.com.au This information is intended to provide general information only. Re: New Home Prices across Australia 15Feb 13, 2007 8:26 am Number 1, we had to have a plan that fitted our block as it isn't overly big, with easements at the rear, and an unusual shape (sort of triangular - wide at the front, and long down one side). We found a lot of builders we asked (well, the sales people) were unwilling to alter any of their plans to accommodate, or those that bothered to try were totally clueless as to what could best fit (like being told by one company the only thing that would fit is a 12sq unit - when we are now building a 25sq single story house!). We also had one that was willing to change a plan/make one to suit but there was no guarantees of a cost, and before we could find out how much we'd be up for, we'd have to get proper plans drawn at a cost of about $5K - yeah, no thanks!
Our "must have" was a sitting/lounge at the front of the house with a family/lounge room elsewhere. Having a busy toddler we wanted to have a room that would be toy free for if and when people dropped in. Second Time 'Round Re: New Home Prices across Australia 16Feb 13, 2007 10:30 am Hi There,
Building in regional VIC. 31.98 Sq for $6879 sqm. This includes site costs big outdoor room with Mains gas and electricity, pantry the size of my current kitchen. Timber flooring throughout. Feature doors. Getting excited. Took wall off 4th Bedroom for a children's retreat and shelved the robe to put all those toys away into. Up to Slab stage and I too had $5,000 rock provision allowance which they thought they would find some due to soil test but did not yay!. I asked the bank if I could use this at the end for curtains and they said this was ok. Re: New Home Prices across Australia 17Feb 13, 2007 11:32 am Sydney
43sq double story brick, added alfresco area(5x5m), kitchen has upgraded layout, 2700 ceiling height downstairs, 2400 high doors, upgraded facade, sarking, color through roof tiles(not painted), site costs included. also a fair bit extra has been upgraded $330k = $7674 per sq not included are floor coverings(tiles/carpet) and kitchen appliances and driveway that we do after completion. these added together come to about $35k.So about $365k total. already own the block, knockdown/rebuild Costs are fixed atm and we are waiting on council approval atm Site costs were a ripoff, but compared to other builders total costs it still worked out cheaper, Re: New Home Prices across Australia 18Feb 13, 2007 11:34 am Tam Hi There, Building in regional VIC. 31.98 Sq for $6879 sqm. Re: New Home Prices across Australia 20Feb 13, 2007 3:31 pm Our no. 1 requirement was to have rooms put in according to orientation, i. e. living to the north, bedrooms to the east (although we finished with the main bedroom on the west, but with windows to the south).
I could go on and on of course. I'm down to about no. 1542 - kitchen benchtops have to match kitchen cupboards in colour... Thanks for clarifying.
