I'm building my first home and I'm in the prelim stage of build(paid deposit draughting and approvals being done).
I looked long and hard to find what I thought was the best priced/quality builder i could afford being a first home buyer my funds are limitted.
Any how from day one my builder had a site survey to work of(i'm building in the Wellard Estate) my block is fully retained and flat as. I had the site survey done by another builder I was looking at going with.
My builder(Dreamstart Homes) now that the final draughting has been finished they have advised that the retaining wall that runs down the side of my block needs to be extened to support the pad. I'm just shocked they failed to notice this before and to makes matters worse because they have given written agreement that house cost wouldn't rise and promised me that 5k was plenty for site works they have stated in the building contract that this is to be done by owner.
Has any one had to extend a retaining wall in an estate before, I imagine it wouldn't be cheap because it would have to be engineered aproved.
What does every one think ,am I expecting to much or should this of been picked up in the original costing because they had a full site survey to work of from the begining?
