I can't recommend a supervisor as our build hasn't started yet. The New Orleans is very similar in design to the Nevada and does seem like a pretty good deal. We are still in the early stages and are about to get Settlement on our block. We still haven't got our final plans and contract to sign. Then we will need to arrange the finance for the build. Was not very happy as the roofing is not 100% done. Was expecting this as they have already sent a letter requesting for progress payment for the next stage. Will definitely be ringing them to justify this tomorrow. The ridge capping for the roof was not completed. They left the very last piece at every ridge uninstalled for some reason. My guess would be they have ran out of ridge caps as I don't see any on site. Does anyone know if this is a normal building process: to leave the last piece of the ridge gap uninstalled for what ever reason? I thought the quality of workmanship was pretty average. Some of the tiles has quite big gaps from the one below it. Also there was also a few chipped tiles that has been installed. Have also picked up on a roofing plank that has partially split. Although it is a minor one, not too sure if it will affect the integrity of it. The ceiling boards for the alfresco was also pelleted with 4-5 holes. 1 of which would be for the lighting. The others I suspect the tilers might have dropped tiles on it, puncturing it. Hope they fix it up and not take short cuts in mending the holes. It was a Gemmill Nevada, reversed. It was missing the end capping on the tiles so a assume it was the same place. Make sure you get onto them about every single little thing you're not happy with. You pay good money (and a lot of it) for a quality house. If you want it fixed make them fix it don't let the builder convince you it is ok. We made this mistake on a place in Melbourne and the result was a crack through the brickwork 6 months after completion. I will be going through out new build with a fine tooth comb every visit. I've read other threads on here about Gemmill and it seems they monitor this site and try to address issues raised which is a good thing. Zoomed in on the valley tray of the roof and reallised the workmanship is actually very bad. The tiles are not cleanly cut, the gaps between the tiles are huge! and there are tiny chips everywhere that you can see the red clay being exposed. Are the chips on the tiles normal? or will they be "touched up" on the painting phase? Also, is the valley tray going to be painted later on? I noticed that all the houses valley trays in my area are the same colour as the roofing tiles. The initial reason why we went with GH, is that we heard they have good reputation and good workmanship. Now I am a little worried what the workmanship will be like for the rest of the house. The CLO said that the end piece of the ridge cap had to be left uninstalled, but she did not mention why. I am waiting for them to get back to me on this. I would think that the next stage will not be able to progress as the rain will get into the roof cavity and flood the ceiling boards if the roof cover is not 100% on. Will wait for her reply. They have told us that the roofing is done in 2 stages. The initial cover is just to waterproof the house in order for the tradesman to start work on the next stage. Apparently, there is a roofing final completion later on where they supposedly fix up the chips and everything. Does anyone know if this is the case? I am still waiting to get a straight answer from them in writing on exactly what they plan to do about all the issues we have identified. Still waiting for them to give a definite answer. Any help from anyone on the above will be greatly appreciated. Many thanks ahead. Give them heaps about it come final inspection if it is not to your standard. Have you had a look at others in your area at the same stage of the build to see how the tiling looks? If yours is the only one looking like that it may be a bit more concerning. Like Jonesby we have always built with Colourbond. If you can get this thread to come up as the first listing in google instead of their website and Gemmill know about it things tend to go your way But in general I found that they fixed every thing I asked for so I wouldn't stress too much. Our friends are building with Gemmill and it has gone relatively smoothly (and quickly too). We have very similar tiles to you on our roof - and we are not happy with them at all. Badly laid, and covered in chips and cracks and warping, and they just haven't been painted properly from Bristile. There is far too much clay showing for them to go up with the paintbrush. Following an independent building inspection, we held back the progress payment as the roof is just not good enough. We are actually meeting with our SS, the construction manager and someone from Bristile tiles tomorrow so I'll let you know what they say. Thanks for your reply. I'm been so busy for the past 2 weeks and haven't had a chance to inspect the house. My wife drove past just this week and said that the plasters done and the ceiling is in. With the roof, our CLO gave the reason that the roof is actually completed in 2 stages the "initial stage" and "completion stage". We have listed every single thing that was wrong with the roof at the time and including the pictures of it. They have then subsequently in writing confirmed that it will be rectified at the "roof completion stage". When we told them we are going to hold off the progress payment for the roof until the problems are rectified, they told us that they have completed the stage and we have to pay them. We have also in writing that the roof condition will not affect any later stages in case of severe weather conditions. I have saved every single conversation we had with them so in case they try to pull anything funny, we will have the evidence to present to DOCEP. So having them committed in writing that every chip, gap and cut will be fixed and it will not affect the integrity of the house in the interim we decided to proceed with the progress payment. Nonetheless, it will be great if you can update us on the outcome of your meeting. Your help will be greatly appreciated. Not happy with the chips and the uneverness of the way the tiles were laid. After the rain on the weekend the front part of our house was flooded again so its definetly not water tight!. We actually drove past your place and thought that your tiles looked slightly better than ours! We had a building inspector come out and look at our place on tuesday and he did confirm that the roof is done in two stages and they send someone back from bristile to change cracked tiles, fix up ridge capping and paint any of the surface chips. The painters also come in and paint the ridge capping and cuts to make them the same colour as the roof. It probably doesn't make you feel any better than our building inspector told us that these tiles are actually one of the worst on the market for chipping and uniformity. And the darker the colour the worst they are! I wish someone had told us this before we picked them. Im pretty sure that the tiles will get fixed and hopefully when the houses are finished they will look so much better. Congrats on getting your ceilings and plastering done.
