I have done my own conveyancing....Just in case if any of you intrested i have updated my blog on the docuemnts you need for settlement & Contract Exchange to do your own Conveyancing... I assumed Council put it in to begin with, however, it seems (as per andy_min's post) that the land/home owner pays for it Min - when do we have to pay for it? How much does it cost? I think we may all be talking about different things, at least I am confused The simplest way to explain is to go through each of the things. Kerb/ Gutter- you may have round gutters which allow you to have a driveway anywhere, so these don't cost anything as they are already in at registration and you dont need to change them unless you damage them (hence the kerb bond). If you have the scooped style kerb for driveway access and it is too narrow,damaged or in the wrong spot you will need to pay whoever is doing your driveway to remove it and fix it. You will also need to get council approval before you do anything to it. Opening must be a minimum distance from street trees and footpath trees, light poles etc. The cost would depend on whos doing it. Footpath- most footpaths are not put in around the area until houses are built but if you do have a footpath out the front, when you build, you will need to have it removed, repair any damage to other parts etc when your driveway is done. The actual footpaths if you get one on your street will be paid for and completed by council at no cost to you. The Crossover- the plain concrete between your driveway and the kerb. For The Ponds only it must be plain, in Kridge you can have it the same as your driveway. Maximum width according to design guidelines and needs to be certain distance from trees, light poles etc. This is at your expense. The Driveway- the bit between the crossover and your garage. Can be what ever you want as per your design approval so paved, concrete, coloured concrete, pebblecrete, stenciled... whatever. This is also at your expense. So for those of you who have driveways included in your package you will need to see if all of the things above are included. Your builder may provide driveway only, not crossover,footpath repair or kerb modifications. Also if you are getting coloured concrete it can be either coloured through or have an oxide added on top. If it is coloured through they will not be able to use this same concrete for the crossover which means a different truck = extra cost. Or you can get it poured at another time but you will have a hard time getting in. If you are getting paved driveway the base concrete height will be different to the cross over height. As the pavers sit flush with the crossover they need to pour it with a step. Make sure you check this detail with your builder before they do it or they may have to rip it up and do over, delaying you getting in. Wow this turned into a bit of a driveway planning tutorial. We have a storage unit at Bella Vista where we have been storing everything while we stay at mum & dads. about 3-4 weeks ago someone was moving out & snagged the fire sprinklers & the ground floor was flooded with water. We were pretty lucky & hardly anything was damaged but others weren't so lucky. Can't wait to drive down the road and look over and see some progress.... Blog List add 540Jun 29, 2010 8:11 am also forgot to mention that our storage place has a truck that comes with a driver so when you need to move out you can book either a morning or early afternoon time slot with them & then they will have the truck available for you. They only drive the truck, you have to load & unload it yourself but saves money & worry hiring a truck, getting insurance, petrol & stuff. We used it when we moved our stuff in there & we lived at Homebush Bay at that stage, they came out there with the truck no probs.
