The plans for council will need to be altered or if they're already lodged, a variation lodged. What did PD say when you asked them ? You would think it would be easy to just add a variation to the contract. But such isn't the case. I'm not sure what they told sweethome12 but we got the excuse that we can't change anything after our Contract appointment. However, they didn't tell us the decision that they can't and will not re-site our house until after they received council and developer approvals. Then they started giving us the excuse that nothing can be changed now because the council and developer have approved the plans already. I'm not entirely sure of what I'm about to say but isn't changing the facade possibly a lot of work? As in they have to redraw some of the drawings to accommodate for the change in facade? You could be right, actually...because the "point of no more changes" includes signing off on the elevation drawings...& if you change the facade, they'd have to redo the drawings. It just means moving/relocating the house to a different position on the block of land. Our house is sited 1.5m from the southern boundary of the block. The southern end is where we've also asked for the watertank to be located as opposed to the western end where it originally was. They moved the watertank but didn't re-site the house to accomodate for it. Because the tank is almost 1m in depth, it only leaves us around 0.5m between the boundary fence and the watertank. Tight squeeze I say but I guess we'll have to live with it. I'm beyond caring about what excuses they give us at the moment. Everything else is fine, anyway. We're just waiting for a building permit and then I'm sure the site start date is just around the corner. PDU Nothing has been built yet. We were all just merely discussing the topic of making a change (to the contract etc.) after it has been signed and wether this was possible or not. We identified a problem, after we had signed our contract, but resolved it quickly. Our original instructions were to make our double garage slightly smaller by replacing two single doors with one double and thereby getting rid of the single central pillar. This would give us an extra 8 inches side clearance for parking a caravan. What we failed to notice on checking the plan, was that the architect had actually increased the width of each end pillar and kept the same overall width to the garage. Rossdale, our builder, had the plans redrawn, a new engineers report was required, council amendment fee to be paid plus the addiition of a header to our storm water down pipes. All up cost $510. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12320 Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 31780 |
