Browse Forums Building A New House Re: Anyone building in Cedar Wood's Emerald Park (Wellard We 2Jun 15, 2010 1:02 pm I'm building in Emerald Park stage 1 at the moment - about 5 or 6 weeks away from handover at this point in time. Have watched the estate since before they had entrance roads and the park built and I must say it's certainly looking very nice now. They started the land development for your stage about two weeks ago and seem to be moving along pretty quickly so it wouldn't surprise me if they had it all done by August. However the only thing I would tell you is don't hold your hopes for getting titles in August - we were told initially that titles for our stage would be available late August 2009 and it wasn't until the end of November that they were eventually released. I think the DEC and water corp were where most of the holdup occured - getting approvals from them took a bit longer than anticipated according to the developer. Our builder took care of everything with regards to ensuring we met estate guidelines - Cedar Woods will liase directly with your builder to pass on the guidelines. The guidelines themselves seem fairly strict but cedar woods don't seem to be militarily policing them - had a few things in our plan that I thought they might question but the only thing we got back from submitting our plans was to move the house 60cm forward - but that just meant more backyard which is always welcome! As long as you meet the major requirements (i.e. a nice frontage that isn't all one boring colour) I think you should be fine. Your builder should let you know before you sign off on plans if there's anything that could result in rejection since it's in their best interests to not have any delays in the process. My house goes to lock up this week and I'm told it will be finished in about 6 weeks. I also found they were pretty strict with their reglations and had my fingers crossed when I submitted plans but it all went pretty smoothly. I also had to move my house forward on the block but thought that was actually a bonus with a little more room out the back. I'm a little disappointed in the policing of the building guidelines, which specifically say a light coloured roof to help reduce cooling costs etc, and the majority of roof colour so far is black/charcoal! And with all the colours in a pantone, the number of homes with the same dark charcoal render is surprising. On a brighter note I see this week a couple of the corner block homes have had brick walls built with capping. Alan couldn't tell us what the fencing was going to be provided. He also told us Stage 2A titles would be November. It's a mammoth task all the earth moving happening at the moment. It was nice to be walking my dog last weekend and see 2 sets of house lights on now! Re: Anyone building in Cedar Wood's Emerald Park (Wellard We 6Jun 23, 2010 8:49 am I've just re-read the building guidelines as I didn't recall reading anything about requiring a light coloured roof. Indeed it does mention that, but says light coloured roofs are encouraged and darks are discouraged but it doesn't go as far as making it a requirement, it's more just a suggestion than anything else. I have been rather amused that the large majority of houses are using the Sambuca colour - seems to be the in thing these days. Last time I spoke to Alan regarding the fencing (a week or two ago) he said to let them know when we've reached practical completion and they should have the fencing organised within a few weeks, they've already warned their fencing contractors to get ready for the first batch of houses. So I'm a little surprised that a few of the houses don't have any fencing yet - I thought there would be more at practical completion. Maybe others just aren't aware of when they can apply to get their fencing/landscaping done. We def want/need our fences done before completion, have two little furkids to keep in. The smaller one has been practicing her agility in and out of the bars of the wrought fencing of the cottage blocks over the park. Yeah, I thought the 4 HBC opposite the siteworks would have been fenced weeks ago, they've been finished for a while now. Interesting to see how it shapes up by xmas. On the plus side my CLO has just called and advised me that practical completion will be in 2 weeks! So I should have my keys in 4 or 5 weeks at most! Woohooo! Anyway, I have not got to first base with the builder. We put in a deposit in Feb. But since then, the original sales consultant and the guy after him had resigned. They will be assigning the third guy. All in all, we have not put much plan and changes to paper apart from verbal and email which got "flush" as soon as the that consultant(s) resigned.
