We have bought a house and have been tinkering with some preliminary plans for a renovation. These are preliminary and we will get plans drawn up professionally - although at this stage not sure if we should go to a builder's draftsperson or to an architect - your thoughts on this would be welcome. Attached is the original layout, then my draft for the downstairs and finally a draft for the proposed upstairs renpovation. I would really appreciate your comments on these drafts. It felt a little squishy as it was, so I switched the way that it faces. This puts the pantry against the front window, and you may not want that, so feel free to ignore. Thanks for the suggestions - this is exactly what I am after - a 'critical friend' or two. I like your idea with the kitchen. The only issue is that we have a great view out that kitchen window, but i definately like the island bench design and I agree yours is a better layout. Re: Appreciate your thoughts on renovation plans - thanks 4Jun 20, 2010 11:58 am I feared you would say as much (about the view) =) So realistically you want to maximise what looks out at that side of the house, but still have the through section going out to your back pergola. Would the budget stretch to moving the bed and bath over to the left side of the house (where the family room currently is) and just opening up that entire area for family and dining and kitchen with awesome views both ways? You would lose your two-way fireplace in doing so... But you may feel it is worth it in other gains. Thoughts? Re: Appreciate your thoughts on renovation plans - thanks 5Jun 21, 2010 1:46 am Someowoman, We were hoping to keep the plumbing where it was to keep the cost down and my other consideration is around re-sale down the track - by leaving the snug as is, it could be sold as a potential 4th bedroom. But it is definately worth considering if the kitchen is too cumbersome. I have also mocked up some easier to view plans and added to my free hand plan above. I tell you, once you start mucking around with that floor planner software it is absolutely addictive. Now - if only I can afford all the furniture I have added around the house Re: Appreciate your thoughts on renovation plans - thanks 7Jun 21, 2010 9:53 am It looks a lot more open now that you have done it that way - it looked like a wall enclosing the kitchen from the entrance before. Personally, I don't mind the kitchen being near the entry. I think you have enough space there that it works - you're not walking through the kitchen when you come in the front door. You WILL see any mess when you come in the door, but then many people just don't have mess in their kitchens so it's not always an issue. If you feel like d@n and want to close it off a little, you could always put like a 1m wall from the entry into the room with a hole through it. It would allow you to make the entry feel more like an entry, give you somewhere to put a nice vase of flowers or candelabra (or something funky to decorate), and still see through it so that the space feels larger and more open. Yes, I am unsure about the entry - that is a major point I have reservations over. When you say extend at the front, do you mean pull the entry area, up to the kitchen, out to the end of the bedroom there? I could leave the entry how it was, but I also really want that WIR and use it also as a place for visitors to hang their coats. Bit stuck on the entry questions to be honest - no, I am not entirely happy with it but can't work out what else to do. The pantry will also have a sliding door - I just couldn't figure out how to put one in on the software. Any comments on the upstairs deck - does that look doable. The dowstairs roof is metal cliplock sheeting (almost flat but has a slight pitch). I just wouldn't want someone having to walk past the bedroom to go to the bathroom. And then you could have the doorway to the bedroom at the end of the hall which would give a little more space to the bedroom. Hope that makes sense...
