I reckon within the next 6years, a good quality single story 27-30sq project home "architecturally designed" at this address will be over $840k. Here is my reasoning and outlook. Market is soft in 2010 (first quarter strong) off the back of FHBG ending and lower rate fixed term loans. 2011, will see much the same with responsible lending and banks (LVR) reductions, alleviated by local government and other OSR style "home construction incentives". 2012, Market and economic "ratchet" policies will loosen along with a softening in the GFC in Europe. 2013, Baby boomers will continue flood into retirement (those choosing to work to 70). 2014, Baby boomers will look at downsizing into 2014, 2015 selling up in for lifestyle living and "gated style security". 2015, Mid release of SCR will be completed along with Golf course. 2017, New land release (riverstone to windsor) under way with lots starting from $360 - $400k 450sqm. 2015-2016, Marsden business park will be underway with larger corporations moving from inner city to west "leasing back buildings and retrofitting from commercial to residential". 2016, All new land releases in Norwest completed. 2016, Local shopping centres (old air strip) will be underway or near completion?? SCR is a Medalist Masterplan community, not a Landcom idea like the (ponds). Thoughts? You probably couldn't watch streamed sports too well (it might not be so smooth) but I've had no problems downloading other stuff. You can change plans monthly as well - so when the World Series is on, to watch games live we'll go to the fastest speed for that month and then switch back. We put a data outlet in our main tv area, study, library, family room and master suite. But the only room that accesses the web via cable is the library - we do everything else wirelessly and the speed is fine. I'm not sure of the actual speeds we get. Trooper - given that the Cosmo home on the main road sold for about $720k - I think you might even be under estimating the prices in 6 yrs. After 4 years - we're in! Re: Stonecutters Ridge 567Jun 16, 2010 1:24 pm Trooper definitely has the right ideas and timeframes around any increases in value, and I would have to agree with both trooper and stonecutter1309. While land valuations are currently coming in low, it's because it's still really early for Stonecutters Ridge. Land valuers will always play it safe when it comes to land valuation, especially when the lots are priced higher when situated next to a golf course that has yet to be completed. If it is valued on target, it's likely accompanied by a high risk rating. But when Stonecutters Ridge is completed, these early lots will likely be worth quite a bit more. Not only will they be the established lots in the community, but they will also be the largest. According to the sales office, the plan is to have smaller lot sizes as they move closer to the clubhouse and once the community is more established, essentially creating a 'city centre'. Factor in the growth and development that trooper wrote about, and those 'early adopters' are in for a good return on their investment - barring a huge housing market crash. Do you have a picture of your wall setup where all the devices terminate ?? A lot of questions form you since we will have to get our wiring and cabling plan confirmed soon.. I have a tv outlet in every room, but data outlets only in spots where the family would be watching tv (so no data point or foxtel in the bedrooms) - that's more a philosophical thing than anything else. I didn't have to do anything to get the tv to work - just plug it in the point - builder took care of all of that. As for what it looks like - I don't have a pic - but essentially imagine a wall plate with about 6 data points and that's all it is (not a fancy patch panel) After 4 years - we're in! I think you'll be talking with Luke about electrical - he's fairly knowledgable and the guy that owns the company that does the electrical work (Frank) suggested this system to us. I think it was about $100 per point terminating back to my study. You can go the whole Clipsal StarServe system but it is just so expensive! After 4 years - we're in! I neither agree or disagree on future values for SCR, but think they will continue moving more or less in line with values of the better suburbs in the district. I don't necessarily agree that being a Medalist community over a Landcom community (The Ponds) will add value, unless you specifically mean the golf course aspect of SCR. Both estates have nice homes, lots of open space and plenty of trees which ticks the boxes for most people. I think SCR residents will see the biggest growth in property values will be when SCR is recognised by the majority of buyers as a separate suburb, and not associated with surrounding suburbs. Re: Stonecutters Ridge 573Jun 17, 2010 9:20 am Hi michaelharvey1982, While the entire North West is experiencing major growth, and property values are growing at a seemingly average rate, if Stonecutters Ridge is managed correctly, I think it will appreciate at a slightly faster rate. Historical data shows that golf course communities do tend to value higher than similar developments. When my wife and I started looking for land, we first had a look at The Ponds. It was a front runner for us - until we saw Stonecutters Ridge. After that, we never looked back. The Ponds, while a nice neighbourhood, felt very crowded. Sardine like, if you will. While there are some nice homes at The Ponds, the lots are relatively small, leaving almost no room for a backyard. That wasn't an option for us. I think one of the big draws to The Ponds at the moment is the existing infrastructure, and not having to wait for it to be built/developed, but as Stonecutters Ridge starts to get established, with houses being finished, families moving in, and timeframes for the development becoming more concrete, the interest has definitely picked up. I would believe that, being reasonably priced, the larger existing homesites at Stonecutters Ridge are starting to look pretty appealing to those who would have only considered The Ponds just a few months ago. I spoke with the sales team last weekend - they took deposits on seven lots over the past week, and are looking to release the next stage earlier than they had anticipated. I don't necessarily agree however with Stonecutters Ridge's property values hinging on the surrounding suburbs. When we first put a deposit down last year, you had to describe where Stonecutters Ridge was to people. Now just mentioning the name in conversation, people reply with," Oh, that's the new golf course community just off the M7?" The entire area is undergoing gentrification, and Stonecutters Ridge is definitely making a name for itself. The plus of SCR will be that people wanting to buy there won't be as interested in other areas. I do know what you mean about the smaller block sizes in The Ponds. It will be interesting to see what SCR do if they slightly reduce block sizes. Having said that, you can still have a reasonable back yard if you choose the right block and house (so many houses are excessively large). I'll be keeping an eye on SCR as a future place to buy land, so I am very interested in seeing the progress. If I did choose to buy in SCR, I'm interested in the area closer to Schofields Rd, so not sure how long I'll be waiting! Thanks for the comments on my house. I'm at Kellyville Ridge (one street away from The Ponds). The reason I choose Kellyville Ridge was for the block sizes available compared with The Ponds. I'm on 650sqm (18m x 36m) - even with this large size it is still a bit on the small side! I look forward to seeing your homes progress too. You definitely picked the best M design in my opinion. Currently there is very little in the way of quality schools IMO (according to the Naplan results!) - we will continue to drive our kids to their current schools in the hills area. Asked him what the vibe was amongst the members and he says that they seem positive that the deal is a good one and he believes that it should get the thumbs up!! Personally, I think Ashlar taking over will be positive for SC as it needs that initial boost of captured membership that will put the project in a solid footing right away. I am quite happy with the quality of management of the Ashlar so I am sure we can expect the same for SC if they takeover. If it does happen though, I wonder how they will call the course. |
