Hi Noddy09, I checked out your blog and we have "exactly" the same Brick (pearl grey), Roof (mocha choc), Gutter (jasper) and Fascia (paper bark) Scheme we. I dont have render.. which part of your facade gets the render? was this a ponds requirements? Anyways I'll let you know once the bricks and roof is up that way you'll have an idea of what the outside of your house would look like.. My Slab is down and frames are getting delivered next week. with this weather who knows?? we are building the Cadenza but changed the layout so looks nothing like the original plan. In my opinion items to get good resale value: Kitchen Upgrade: - K1 option long 3.5 metre breakfast bench Oh YEH!! - Caesar Stone Bench Top I think the above 2 will give good resale value everybody loves a nice kitchen. we are getting 'glass splashbacks' once the house is complete as allworth does not do this. we also upgraded the stove to the 900mm, got the bulk overheads for the overhead cupboards. - Built in wardrobes (not getting allworth to do this more value for money if someone else does it) - Ducted Air (allworth price is far too much again after the build is finish I'll get my own people to do it) - High Ceilings, I got 9 foot ceilings or 2700mm many people will not agree with me with this one, but personally I think it will open up the house and make it feel a lot more spacious than it is. not cheap though but my wife and I always wanted high ceilings for our house. I also upgraded to Termimesh. this is not standard on the priceleader range. I was considering the sarking for the roof but did not end up getting it. BTW, be ready to spend some extra cash once they level your land and dig out the holes for your concrete piers. Its costing me between $1000K - $1500K to get someone to remove the Soil off my property. I have like 50-60 Tones of dirt and my block is pretty flat. I can’t believe we are using the same colours as you. It will be great to see it once it comes up. We are putting render on the bottom by choice as every home at the Ponds has 2 or more fascias, we didn’t want to look out of place. You are building the Cadenza that is very similar to the concerto, what did you change, do you have a floor plan? I think your right with the kitchen, glass splash back, ceaserstone and 9foot ceailing, i so wanted bi folds but it was 2 expensive so we are looking at other options.. We have changed the kitchen layout, added a spa bath, upgraded our bricks, changed to downlights, put in a provision for a fan in our alfersco, upgraded the internal doors, upgraded the front door, upgraded the door handles ( really didnt like the standard ones) changed the hallway to tiles instead of carpet, added more powerpoints ( changed all to double) add a few dimmer and two way switches, added sound proofing to the media room, added pot drawers to kitchen, added built ins, added an extra shelf to the walk in robe, increased splash back, add gas heating through ducted air vents and ducted air con. ( yes a few were more expenisve few Allworth but we did it for convenience. As Paul said expect extra costs! We didn't and we upset we were not warned about them. We had to pay $5500 to remove soil, when we were told we had a flat block. ( that wasnt throught allworth with the 20% either!) We also got a bill for pump to piers ( $ 680) which seems rediulous that it was not included in our $22000 site costs!! Plus we got a bill yesterday for gravel / mesh for our external pipes. apparently out soil was fill and not good enough! ( $550!) We would of liked to know that we were going to be up for these costs, when you are building it all adds up! Just be warned! Good Luck with your builds! Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74719 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
