I'd like to try...but again, not sure how we'd go about doing stuff, cause ideally we'd want to sell without ALL our stuff here. And we just have SOOOO much stuff, it's ridiculous, seriously. It'd put people off. What's the percentage of people who can't see beyond the things that WON'T be sold with the property? I'd say quite a lot, which is a bit sad and annoying, but that's the way it is. So...put stuff in storage? Or move out and rent BEFORE we even sell our own property? If we put stuff in storage, we would just have the minimum of our own things around to have the place looking nice, have some of the stuff we need to LIVE and enjoy our lives, but the rest stored away (quite expensive though, but not as much as renting). If we rented, we'd pay more, but we'd then have ALL our stuff around us and be able to hire nice furniture for our pre-sale place...but then that's ANOTHER expense... Anyway, in terms of stamp duty, I don't think QLD has stamp duty on properties under $500,000. Or maybe it's $360,000 or something. Either way, we'd not be paying much, if any, of that. Our MAXIMUM budget is under $400,000. How the hell did I become a senior member!? I know nothing! We were in a similar situation and were lucky enough that investors bought our property and we rented it back off them until our new house was built. All the non-essentials in storage came back into our garage but stayed boxed up to make the move easier. You'll be amazed what you can de-clutter and don't need. Do you have a shed/garage you could put it in, or family have some spare space in a shed/garage to save you renting storage space. If they know it is only for 6-8wks (however long it takes to sell) they may not mind?? Just a thought. Re: How did you juggle selling & buying properties? 15Jul 17, 2010 4:00 pm Well, I continue to stress about this whole thing! lol Another thing I'd COMPLETELY forgotten about in my original post, but which complicates things further is we have 2 cats. We REFUSE to keep them in a cattery for however long it takes us to find a new place to buy after we sell and have to move out of our place. REFUSE, and also simply cannot afford it. So we'd need to either... 1. Get a buyer who wants our place as an investment and is happy for us to stay on as tenants on a month-by-month basis till we find our new place (this would be PERFECT!) 2. Get a rental that allows pets, but 90% don't. Also with rentals, most are 6 month leases, and what if we found our dream home in one month? We'd have to break the lease and this could require us to continue paying rent until the agents find new tenants. And if they don't for months, too bad for us. EEEP! And to add to the fun of it, I was overseas while my property was on the market (the sale was negotiated and signed off while I was in...Vienna I think). I made sure I had a nice long purchase settlement (120 days), which gave me plenty of time to sell my place, though part of that was 'coz I knew I was going to be overseas for 30 days. I also had handy parents to fall back on in terms of decluttering, and if all else failed I could have stayed with my boyfriend (who was living in his own rental place at that time) or in with the folks. I have my parents too, but they're interstate and it'd be kinda awkward to move there temporarily. lol Also, 120 days to sell...that's pretty quick up here in my area, especially these days. 6 months isn't that ridiculously long. Some sort of push (like if we found something we fell in love with to buy), or a sign of some sort, that would cause us to be more enthused about selling sooner rather than later, and to take the risk of jumping in “blind”. On Friday I came home from work at saw a big sign on our front building wall, saying AUCTION – 2 bedroom bargain! And I was like, ooooh!! I went online right away to try and find out which apartment it was, what it looked like, etc, but nothing was on. STILL nothing is online, even on the real estate’s own website. GRRR! SO frustrating! The auction is on 16 September. They have 3 weekends to have open inspections if they wish to, so they better start advertising soon, I say!! Anyway, so my partner was negative about this. She thought it would ruin our own chances of a good sale. But not me. I was excited. I think it’s all good, because it’s the most accurate indication of what our own place could possibly achieve if we tried to sell it any time soon. If there’s a lot of interest in the one for auction, and it sells at auction for a good price, then this is GREAT for us. And if there’s no interest, or it gets passed in and then shows up for a price of say, $320,000, then clearly it’s not a good time to sell right now for us either, but either way, we will at least KNOW. Anyway, so we emailed the agents who we had that meeting with several weeks ago who we MIGHT consider selling through whenever that may be, to see if they could find out anything more about the place that’s for auction (and also so they wouldn’t think we’d gone behind their backs or something and were auctioning our own property, lol). I also emailed the agent in charge of the auction property to get in and see what it’s like, to give us a more accurate idea of how it compares to our’s. So then the agents came over to “chat”, and blah, blah, they proposed if we wanted to (which we’re unsure of), we could kind of use the other property’s advertising and “piggy-back” off it to gauge interest on our own property at the same time. Like, when they have open inspections, we do too, but instead of putting our own ad in the paper, we just put an ad on realestate.com.au, and a sign out the front of our place so when people come to inspect the auction property, they’ll also (hopefully) inspect our’s as well. The auction property is apparently 2 bedrooms and 1 bathroom, and smaller than our’s. We’re 2 and 2. The agents said we wouldn’t put a price at all on our’s for now, cause then it’d kind of make it worse for us and potentially better for the auction property. So…our concerns are these, and if anyone is still actually reading this novel, I’d love any advice you may have… 1. There are only 3 more weekends left to have open inspections. IF the auction place even HAS any in the first place, which they may not. Nothing is online yet, which I find somewhat odd and annoying. 2. The agents suggested getting a professional photographer to take pics of our place for the realestate.com.au ad, which is all good, but how much would this cost? (they’re going to send an email with their basic package cost for us soon) Also, we have SO much stuff, as I’ve already mentioned…we don’t know if it’d be worth getting a storage container for a month (about $100 plus insurance) to try and quickly de-clutter to get photos done, in time to have our ad ready for these 3 weekend open inspections (again, IF they even HAVE open house inspections!) 3. We’d also have to put our cats in the cattery each weekend, which also costs $100 per weekend. 4. The agents said in order to list a place with no price whatsoever, it has to be listed as an auction. So we’d do that, but then obviously never actually go to auction (unless we wanted to for some reason). Is this normal?? It seems rude to buyers in a way…it’d annoy ME to see a place for sale online and open and stuff, with no price, and then it just suddenly disappears without a trace? 5. I’d be concerned that we’d somehow damage our chances of selling later on if we got no interest now. Like, if our ad appears 6-12 months down the track, and people go “Oh, we saw that before. We're waiting on the result of the auction of the other apartment in our building before we decide anything. Today we saw a place we LOVED. Minimal alterations needed (none actually REQUIRED, except it has 2 little cute louvered shutter doors as the only door to the ensuite. NO privacy whatsoever!!! We need a proper door. Everything else though, is just new paint in one room and only cause it's pink which we don't like, and maybe new tiles to the floor of the kitchen which is a really small area so not expensive at all), and it fits almost ALL of our needs...not 100% (an extra bedroom, larger lounge room and a courtyard / semi-enclosed ourdoor area with access to grass / water would make it perfection), but for our limited budget and the INCREDIBLY limited areas and number of properties on the market? It's amazing!! It also has an internal access garage which is in great condition and a good size, perfect for us to partially convert for use as a studio / library / big study area. And it has that FEEEELING I'm constantly looking for. We can really see ourselves there...coming home from work, walking in the door, being greeted by our cats, having dinner on the balcony (which is semi-enclosed like an extra room and can easily be Cat-maxed to protect our feline "babies" from escaping), waking up and opening the blinds to see the water below, looking out the window in the study and seeing the lights of the nearby buildings. BUT...(there's always a but)...it's going to auction 10 days after the apartment in our building...and I'd assume it'll sell as it's on the water and although it's OLD fashioned (really old. I said it doesn't need work, but that's just our own tastes. We don't mind the older style if it's big, light and airy. We don't need minimalist swish styles like a lot of other potential buyers who'd have to spend more to do it up to their desired appearance), I think it'll sell at auction, and ALTHOUGH the agent said our price range of mid $300s would probably "do it", well...who knows if that's true. I expect it'll go for high $300s to even low $400s... And even if it doesn't, well...we still wouldn't be able to sell our own place in that short time. We can't risk buying without selling first, even though many people do it. Up here and right now, properties are still just sitting for months and months. It's quite ridiculously slow. Our dream scenario is that the auction in our building goes well and there are interested but unsuccessful bidders who that agent then directs to our property, and we get offers, the best of which we accept, and it's highish $300s...so we sign contracts and all is well. Then our beloved place's auction, which we attend, has little interest and we swoop in and offer $350k and get it, with money to spare for the fees and the tiny bit of renovations we'd want to do...
