We signed ours pre DA approval, and ended up with about $30,000 extra arising from the approval process due to (i) soil test results indicating a P-type block requiring serious foundation improvement (ii) the house needing to be raised by about 300mm to satisfy the planning laws (iii) no hydraulic engineering estimate included in the original plans, but stormwater works required by planning laws (iv) DA taking so long that the builder added 3% for inflation. We're about to start the build this week...here's hoping there's not too much more like this in store for us! We just signed the contract and waiting for the bank to approve our loan and council to get building permit. In the mean time demolishing the existing building. Another soil test needs to be done on the land. That is a worry. We already have fixed priced contract. So they'll have to check it out and have the plans changed accordingly, and issue another variation....which may involve additional costs!!! He actually said the fencing was more for keeping their rubbish in, as opposed to keeping everyone out!), we found out just today that they've just put it in (we've just had our land excavated). This is a surprise cost to me! Could anyone please give me an indication as to how much they paid for temp fencing, per metre? Thankfully, it's only the front of our land that needs the fencing and this is only 14-15mtrs. I'm not overly happy about spending another few hundred on something that I don't think we really need... but, if this is the worst thing that happens to us, then I think we're flying! Been in a similar position and we decided to let the builder go.
