Congrats on your build. Nice to know there is someone on here that is local to us! We are in stage 29. Yes, the builder looks after it, but I wanted to make sure they are picking the right system for us. Same with the ducted air-con, I want to specify what unit we want if I think there is a better option than the one they choose. Did you get the $5k rebate from Teviot yet? That's a nice little bonus. Shame you have to do the front fence first though, I really want a brick and pool fencing type front fence but we'll have to save up and do that down the track so at first we'll just do the post and rail/dogwire front fence. Any comments with our house plan? We got our first round of costings back but it doesn't have our detailed amended plans on it, just the sighting on the block and site survey. Well, I'm addicted to it anyway emlet01 I hope we can afford colorbond but it will depend on how much everything costs when we get the estimates back from the builder in the next couple of weeks. I would be interested in comments/suggestions in relation to the following: - Anyone else build at Teviot downs? - Anyone else build through Hallmark? I could only find one I think? - Suggestions for biocycle systems please! I have no experience with them. Well I'm building with Hallmark (was I the one you found?) ... its the Flair 258 which is very similar to the Eton. We did make some changes to it but not many as we are trying to stay within our budget ... so far that's not working for us We're in Jimboomba so not too far from Teviot and as for the biocycle system - I don't know anything about it except that we've got one ... so not much help there To change from tiles to the Colourbond roof cost us an extra $1,200 - I wanted tiles but DH REALLY wanted Cb and I'm so glad I listened to him (for once) cause I love, love, love it!!! Can I ask what HM you are living in at the moment and if its different to the new plan you picked is there any reason you changed? Wow your colorbond upgrade wasn't too bad - for us it is an extra $6k!!! I wonder why such a big difference?? We live in the "Oxley" now. The main reason I want to change is that with two young kids now I wanted all our bedrooms together. I really worry about fire, and at the moment, our main risk fire areas (lounge, kitchen) sit between our bedroom and the girls bedrooms. Also, I want a house alarm that I can activate the rest of the house and not the bedrooms but that wouldn't work at the moment because DD is always coming down to our room during the night when she wants something. Other than that, I love our home layout. Our current house is for sale at the moment (just awaiting those elusive buyers....). Any other upgrades that you recommend from the flair? At the moment we have: -upgraded kitchen to premier kitchen, plus gas cooktop and deluxe oven/rangehood. (will probably go with a ceramic cooktop if we decide to upgrade the HWS to a heat pump) - upgraded toilet and vanities to delux - changed ensuite to have the toilet on the far wall with a plaster privacy wall on the other side of it and then a double shower and double vanity. - increased the size of bed 1 to be the size of the catena - took bedrooms 2,3,4 out to the eaves for extra room - took a tv notch out to the eves in the living room - ducted air con - cavity sliders on living, rumpus, study, and WIR - under roof patio from rumpus area to meals area - upgraded doors and door furniture to deluxe - got a price for 2 pak kitchen and caesarstone benchtops, but may remove this depending on final $$ - changed a set of kitchen cupboards to drawers - put an extra cupboard in study and an extra linen to laundry - put 5 double hung windows in front - tinted all windows - upgraded insultation in roof and put wall wrap around house - put 2 whirly birds in roof I love how you got insulation in the walls - mind if I ask how much that was? I showed my DH and he thought it was a great idea. How were the flair selections? Did you have many tiles to choose from? So exciting! I could feel the excitement coming from it I know what you mean about fire ... I'm really paranoid about it! We changed the windows in the kids bedrooms to sliding doors for two reasons - firstly, the rental we're in at the moment has them and it lets more air flow through the room so we liked that, secondly, IF there is a need to get out of the house fast they can go straight out from their rooms. Are they still doing the Flair range? I thought it had finished? They do charge $6k for Cb but have they just given you the cost of it? Once we decided to go ahead with it our sales guy deducted the cost of the tiles, wind rating and sarking. Maybe once you've taken this into account it should be about the same as what we paid. We didn't have to upgrade to the heat pump ... on our list of variations its written as "Provide a 250l heat pump hot water system in lieu of standard instantaneous gas hot water system" - no charge. We didn't ask for it but I'm glad we got it We also upgraded to premier kitchen ($1,785) with delux appliances ($1,325), 900mm wide pantry instead of 720mm ($60) plus added a bulkhead ($335) - I'm too lazy to get up and clean the tops of the cupboards ... and changed the linen cupboard, we got them to build it into the laundry instead and added sliding doors. Changed the two manual roller garage doors to one sectional steel door with remotes ($1,140) The house we're in at the moment has NO insulation at all and we HATE it so we definitely wanted to upgrade on that, cost was an extra $1k but well worth it I think .......... I hope As for tiles ... we got four selection boards to choose from but I THINK one of those is discontinued now so they may have replaced it with something else. Yes, we got the cost of cb and it was still $6k in our written quote! I actually just phoned and asked my saleslady about why yours would be cheaper! She asked for your name and I was like....ahhhhh I know her as Pebbles from Jimboomba LOL. Do you mind me giving her your name or address so she can see if they can match the price???? Apparently we have to pay extra for the heatpump because they have taken the choice for that option out of the flair inclusions. Yes, they are still doing the flairs. We were told it would be finishing at the end of April but it is still going. I think the cavity doors were $395 each? I wished we had put them in this house so I wasn't missing out this time! Thanks for giving me those prices, it makes it good when you can compare! I hope my saleslady can match that colorbond price....nailbiting!! And, yes forgot to include that we upgraded the garage door too. I am trying not to get too excited at least till we sell this house. DH is completely trying to hold me back, but I think it is useless. I'm 100% excited! But we were unable to go with it because we have a water easement on our property and had to go with an "Advanced Secondary" HSTP which when we were looking at the end of 2008 the Biolytix system was not. Our builder ended up going with http://www.smartsewagesolutions.com.au/ and they put in a Envirocycle I think it is, as we have not been there to use it yet , so can't say how good or bad it is. But when the builder suggested Smart Sewerage Systems I rung them up an spent about 45 mins asking questions etc and they helped put my mind at ease about the system whichmade us feel better about having to switch from the Biolytix system. Guess what - we got a contract on our house on the weekend!!! Fingers crossed it all goes through. Now we can start really looking into all our house stuff. I think we are going with solar hot water. It is $2500 extra, and heat pump was $2100 extra (pebbles, you are lucky that the option was included with the flair range then!). My next debate is gas vs ceramic cooktop. I love my ceramic one now but everyone seems to love gas. The only downside I have heard is that they are harder to keep clean. Thoughts anyone?
