Lots of work but so very rewarding - and an opportunity to use so many colours in so many different ways. Some things are worth waiting for. My inital quote for adding about 25m2 (ground storey) was $200K. I am wondering whether there is a massive mark up for jobs in areas where real estate is expensive?! I have no doubt builders look at location and decide to price accordingly. The governments stimulus packages aren't helping either with the demand for quality tradies pushing their prices up. Combine that with the significant increase in insurance costs and renovations are becoming extraordinarily expensive. I'm waiting for another quote from my builder after stripping lots of really nice (but expensive) joinery out. I'm interested in your response about postcode premiums and have started a thread on this very topic. I feel for you having to cut back on what you wanted. I suspect that when we get some detailed costings they'll be so huge that we have to delay our reno for 5 years. Still, I want to get the plans drawn up now so that I can at least start some landscaping and perhaps put in a small pool. With a bit of luck, in five years time I'll have turned into a really beautiful Buddhist sort of person who doesn't care about shallow things like new kitchens and so I'll be able to spare myself the horror and expense of the reno altogether!!! That's how I feel about 50% of the time. We have our first detail costing and it pretty much felt like a kick in the guts. We've already been waiting 5 years but sometimes I feel like just giving up on the whole thing. Builders giving ridiculous prices. eg we got quoted 45K to remove two windows that are half wall and replace with floor to ceiling windows. Size of sliding door. No change to width just height. Rang a window supplier and windows were 5k. 40K labour. Holy dooly, Had a builder out the other day that said labour around 3k. Huge difference. So i suggest you shop around. It's good to see how everything comes together in a new place, as I have ascertained, renovation is a totally different game. My wife and I are renovating a post war Queensland home. I can also feel your pain Biff, after initial "guesses", the refined "guesstimate" came in a lot higher! If we had followed the path the architects wanted us to in regards to finishes then we would be paying through the roof. Unfortunately we have a budget that we need to stick to, and some of the nice finishes that they recommended are just not possible. I'm probably going to be buying existing once I off-load my current house and a section just on renovating would be very usefull. Lets face it, the majority of houses in this country are over 25 years old and existing housing is generally the only option in prefered locations so I'd say renovating will remain a huge part of the housing market.
