We've got two quotes to put timber flooring in and they vary a lot in the square metre amount needed. Our house is 277 square metres (not including garage or alfresco) and the theatre, laundry and both bathrooms are not having timber flooring. Quote 1 came up with 234 square metres plus wastage of 7%. Quote 2 came up with 291 square metres including wastage. I'm intrigued that quote 2 claims we need more timber than the entire house! The house is also pretty square, there are no angled walls or anything like that, either. I had the same issue when it came to sand my floors. Sundenly I had 130 squaremeter where I only bought around 115 m2 in actual timber. I then told the next guy that I spent 30 minute wokring out my area and i got 105 and Let me know if you get any thing different? Guess what hey got the same. I was just wondering if there was some other method the shops used given the amount the second quote came up with exceeded the house size. For sanding - I round down to the nearest .1, for installations I round up to the nearest .1 However whenever I use subbies for a job they are always a lot more 'expansive' with their measurements. Re: Calculating amount of timber flooring required? 9Jun 15, 2010 9:52 pm Another thing that happens is some less-than-reputable reseller advertise a product for say $10 and tell you that you need 20 metres, and the next guy quotes you $20 a metre and you only need 10 metres. It's an old trick that some people employ. The other thing that is becoming more and more common, is where a customer comes to see me and says they need say 40 metres of carpet. They have had it measured already. I price them for 40 metres and they have a heart attack. Then I ask to measure it and find it's really only 30 metres, and when I re-work the price I am less expensive. The first person is hoping all the other quotes they got are so much more that they will come back - but they are misleading the customer! You need a retailer who sits down and explains everything from start to finish in a transparent, professional manner, then you'll be right. Ask as many questions and be involved as much as you can.
