We are at 412 and someone has dumped a pile of dirt on our land - Our slab is scheduled to go down next week or so - This pile may be a blessing or a hindrance - The pile of dirt is right where our daughers bedroom is going to be - Great!! it will have to be moved one way or another. It may come in handy for the rear landscaping - maybe it dropped from the sky as a gift. Noticed too that some people are still helping themselves to our water...
If anyone knows about this pile of dirt i would be interested inknowing how and why it got onto our block. Who knows i may be thanking them..

Hi Myob..... I ll enquire with my builder if its them... will let you know..... i am guessing we r next door so it could be our builders....... chances of falling off from the sky are minimal

We are at 224 and have the same issue. Looks like the neighbouring builder had some 'leftovers' after doing the scrape. I have contacted them to try and get them to shift it ...

We are using cladding as well so hope we don't have any problems. In their design guidelines book it does say ok to cladding so will have to wait and see and argue with them then if any problems.

Hi Everybody,

I'm a local of the western region and am particularly interesting in buying land in Williams Landing. The location to the freeway, the proposed train station, the schools, and proximity to mine and my partners family makes it the perfect place to start. We're both just starting to look into the property market and so I have a few questions for those willing to answer:

Is there somewhere online where we can obtain the design standard of the estate? If not, are there any particular requirements? For instance do we have to have some rendering on the house? Does every 5th house or so have to have a different facade? Colour schemes that they suggest etc.

Is the land there low ****** in terms of its surrounding areas? By that i mean is the land geographically at a low point where if there was a flash storm would there be floods? Have any of you had any issues with the rain that has hit the area the past few weeks? Also whats the quality of the soil in your blocks of land? Have many of you found rocks that have cost a bit to remove?

I spoke to a rep at the information center and they said the next release in in May sometime, what's the demand like for that release? or previous releases? how quick do they generally sell out?

I've spotted online a 490sq (LOT 606) for sale in Gatria Street that's currently under offer for 228k. What was the release price for a similar block of land?

My budget is to buy land hopefully between 200 - 220k for 400-500sq, does that sounds reasonable or am I just wishful thinking?

I understand I should perhaps ask some of these questions to the rep at the sales office, but if I can get some of that information from here, I can have have more questions and more knowledge the next time i visit them

I don't expect that any land in the next release will be below $250k. I think the last release sold out the same day ...

www.williamslanding.com.au is a good start
Matt should be helpful in giving you all the info you require.
I dont think you will get land on your budget in WilliamsLanding now maybe further up the road along Sayers road but then you will be getting away from the freeway etc - all the close amentiites that WL attract.

No, but façade must be a certain % other than brick. We have no render but cladding and stacked stone. As for every 5th house, yes.

My wife is a Waterways and Drainage Engineer, and we bought here. And it was one of here main concerns she looked into. And no, not a concern.

Most blocks have been OK but every now and then you see a block with a lot of rock pulled out. Luck of the draw.

Must make an appointment if you want to buy a block. Selling out within hours.

Future releases will be out of that budget range. Best chance would be to keep an eye out at realestate.com.au for resale blocks or contact RPM Realestate at Point Cook to keep you up to date with any new blocks on the market. We bought resale and saved a hell of a lot on a large block.

The new estates in Tarneit are cheaper and will have bus links to Williams Landing town centre and train station. There are also a few blocks for sale in neighbouring Wyndham Waters estate ...

We were told 3 weeks after lodgement of intention to occupy. The fencer showed up fairly quick, about a week after lodgement, but that being said we have only had posts in the ground for over a week and are still waiting for the rest of the fence.

The Botanical in Truganina is just behind westbourne grammer, only 5 min from Williams Landing, you would get a very good sized block for 200-220k, stage 2 is almost sold out but stage 3 is set to be reliesed in a couple of months

Also noticed our water clicks are now 800 up from 400 last week. mmmm not happy

I have just recently purchased land in Williams Landing. In the sales office and various builders were saying that there is a Westfield shopping centre to open up in the estate.
Is this true at all? Has anyone else heard about this.

Hi Myob.... I know that my builder was there on Monday to get the dirt removed...... & apparently he was surprised to see such a big pile & is in touch with your builder...... thats all that i know at this stage.... he must be getting it removed as priority......... pls speak with ur builder and let me know if any issues..... i am not much experienced in all of this but have heard that builders usually sort this stuff out & its common.. but pls tell me if you need me to follow up...
whats happening with the water?
