Browse Forums Building A New House Re: M3tric0n Homes 102Feb 09, 2010 1:19 pm KTEM4E We are building in Vic Granted most of our problems have stemmed from land being delayed by 6 months which in turn stuffed up the finance etc but just the communication and the fact that being a FHB I have no idea about anything which dosent help It could just be the customer service person that I have as all other departments have been great but we will see how we go with the build I know the build is when the problems are meant to happen so I am bracing myself - fingers crossed not too many problems I keep having nightmares that they build only a 1 & 3/4 car garage (instead of 2 car) and they paint my roof Royal Blue instead of Charcoal LOL Hopefully it's just some bad luck associated with the whole approval process, but I definitely agree - M3tr1con should have kept in touch and communicated with you better than they did. Once the build actually started everything has been excellent. We were assigned a new CSC who is fantastic super fast on communication and the SS is great, weekly updates without fail. We are building in Melb West and a very happy with the construction phase of the build not so much the early admin stage. Good luck, things do get better. I am certain its mostly my CSC, we finally got a call back from her and she still stated that we were waiting on developers, even though I had already forwarded the developers assessment on to her, and she replies...oh that email, thats the compliance departments jobs. So we "KINDLY" suggested she go FOLLOW IT UP! So I am completely fed up with my CSC, so to anyone who has/had a FABULOUS CSC, building in VIC, could you please pm with details. We have also been in contact with their manager and acting department manager with our previous communication issues. Best idea is to contact M to go on the Sunday Studio M tour, where a series of staff will walk you through what is included, what is an upgrade. If you are building an Allegra like yours truly, the selection isn't bad in my opinion - but best you go on the tour to get the overall story which will help you in your main selections anyway. Once you've seen a brick you like, you can contact the brick company who can usually supply a couple of addresses of homes featuring the brick you prefer so you can check out how it looks when built. If from Designer range, then you get a bigger choice, right up to cat eight. (a $30,000 plus upgrade depending on your house!) Your sales Consultant should give you an information pack with all these details once you pay the $1,000 deposit. Unfortunately only Boral have cat one bricks and Austral and Selkirk start at category three! (which on average is $3,000+ upgrade). From our list, Boral cat one bricks are: Brown Terrain, Brushwood, Jarrah, Rouge and Sandy Beach. Everything else is an upgrade. Budget for around $1,500 per upgrade depending on house and type of brick. As flame_on suggests, go visit Boral and Austral and check out the bricks on display. They can give you addresses of houses that used a particular brick. In some cases the bricks on display may be different to what is currently coming out of the kiln for a given brick range or even from a particular quarry, however they should be able to advise you of the bricks that may be affected. It does pay to see an actual house in your chosen brick. I would also recommend the Studio M tour as it's very informative and gives you the 'lay of the land' so to speak! It was two weeks before I got an email with my CSCs name and I contacted her - no reply. Contacted again twice via email and phone and still now reply. In the end and almost a month later after sending another email threatening to cancel my build with them I find that she has gone on maternity leave. I'm then told I can't get any appointments until May for colour selection! They would however like me to come in and sign the contracts and pay my $3000.00 as soon as I can! I told my new CSC I was not signing anything until I had my colour appointments as there are a number of things I wanted to change and include and was not signing anything until I knew what I was up for cost wise as I have heard they slug you $1000.00 to make a change. This is meant to be the exciting part. I dread to think what the building part is going to be like. Sales person was fantastic but its all been downhill from there. It's all exciting now cause we are in construction and did get handover from CSC. You must ensure you go through everything with a fine toothcomb. Be very weary of rock and if you can negotiate a fixed price upfront then do so. We're building the Chelsea 37 in lalor. As this is my first build I wanted to get a copy of the contract so that I could go over it in detail with a third party and make sure that everything is in order. I don't really fancy seeing it for the first time when I go in for my contract signing appointment as I don't want to feel under pressure to sign and miss something crucial and sign off on it. It seems to be a great effort for them to get a copy to me before hand. I was told that if it was ready they would send it but my appointment is next Monday. I told them I would not be signing anything unless I had ample time to look over the contract. That's what what we took to have looked over for us. Our solicitor then advised us that it the rest of the contract was up to us to make sure that all of the variations and options we had chosen were included. They will not let the contracts leave their building until they have you signatures on them. Our CSC didn't pressure us into signing in that appointment even though that's what they want. If you need to go away again after that appointment because you're unsure take your time! Even though it is hard for to get an appointment with them!! Best of luck! Re: M3tric0n Homes 120Apr 06, 2010 3:28 pm A suggestion I would make when reviewing contracts with these guys (or any other builder) is check your drawings too. Our contract was as agreed but there were two mistakes on the drawings - one related to the kitchen bench and another relating to the splashback height. We nearly ended up with a splashabck only 150mm high and a servery bench top when we never wanted one! Check and re-check every detail and if you have concerns put them in writting so you have a record. M3tricon has so many homes on the go you will get "lost" at some stage. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 109679 Hi there!
