Browse Forums Owner Builder Forum Re: cost of plans 15Dec 28, 2009 8:05 am wake_me i got our 265m2 single storey drawn up by a drafty for $800. I'd already scaled and drawn them up accurately so it was ready to go and a pretty simple job for him. But i cant justify 10's of thousands of $$$$ for drawings, no matter how good the design. I agree with you wake-me Money isn't an object for these friends who've spent hours with their architect to produce a 3 level home fit for Vogue mag with just a few added extras such as a cricket pitch, lap pool The architects will oversee the whole build I guess I can see why it's so pricey but I couldn't justify it I'm happy with my lot Jazzie Life is like a lolly, suck it and see Re: cost of plans 16Dec 28, 2009 2:07 pm Ours have cost us $2.2k. This includes finished working drawings, submission to approval board (w*nkers), full scope of works, energy rating and soil tests / surveyor. I supplied a prelim sketch, inc room dimensions, of what we wanted, and he 'formalized' and made work anything that was off, which surprisingly there was alot of. He has assisted greatly with the thousand questions us OBs have. FYI the engineering will cost $1100. 400 sq mtr single storey in Melb. Plans Done Feb 2010 Permit Done 23 April. Set out Done. Re: cost of plans 17Aug 04, 2010 12:05 pm Hello, We are about to do a reno and need to get plans and permits to knock down a couple of load bearing walls as well as extend the rear deck. Can you tell me what the 1.1k engineer costs entail compared to the 2.2k that you paid for the draftsman? Cheers, Emmy Re: cost of plans 18Aug 04, 2010 12:57 pm Form memory, mine were about $1200 (35 square home). I had a sketch ready, and made a few changes along the way. The engineering then cost about $1100, and the 5 star report about $200. Blog is now up - http://www.jbdave.blogspot.com/ Re: cost of plans 19Aug 05, 2010 9:57 am emmyb Hello, We are about to do a reno and need to get plans and permits to knock down a couple of load bearing walls as well as extend the rear deck. Can you tell me what the 1.1k engineer costs entail compared to the 2.2k that you paid for the draftsman? Cheers, Emmy Hi Emmy, the draftsman draws the plans & working drawings showing all dimensions and elevations and then passes those drawings to an Engineer who assesses the structural needs of the house. The Engineer then provides the details for footings, slab, structural beams, retaining walls, etc. These Engineering drawings are read in conjunction too and supercede the working drawings. If the Engineer has specified anything that is different to the Draftsman's drawings the Draftsman will then adjust the working drawings to show the required structural changes. Large storage closet would be more functional. 2 6882 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 |
