My name is Dan and my girlfriend is amaile and we are looking to buy and build our first house. We are currently looking at the Tuscany by Fairmont Homes and would like some advise on hidden costs and other expenses involved. We have had a look at the deals around and what you DONT get and have thought of a few things (flooring etc) but I would mind anyone's advise on hidden costs. Basically anything you can offer about make sure you get this or THIS WILL NOT BE INCLUDED would be very useful! If you have built and have found something out I would mind knowing, being it's our fist time buying any info is useful info. I will start with the obvious but necessary Landscaping...often not included Curtains...not included Air conditioning...maybe or not included Floorboards...often an upgrade, in most cases cheaper to put it in after settlement Tile, carpet and tap allowance only covers very basic products, most likely you will upgrade Ceiling height, cost to upgrade Stone benches...big money to upgrade Wiring for internet, sound system etc will not be included Tiling...only part bathroom not full Any changes after contract has been signed, you will be wacked with a ridiculous penalty of up to 1k for minor changes. Adequate shelving to all robes, pantry need to be carefully considered The big ones...Upgrade of Slab, can run into the thousands! and you will not be told untill the soil test or they start work on the slab I also would like to add that the display home you walk through is not the basic model. Add another 70k-100k onto your final price to achieve all the upgrades from the display home. In most of the builders up here (just north of Sydney) - Tiling in wet areas only No floor coverings Replacing cupboards with drawers in the kitchen is an upgrade Increasing kitchen bench height - also an upgrade (we are tall) Moving doorways to bedrooms - in the builder we are going with this is free of charge Letter box Washing line Fly screens Compliance with BASIX (in NSW) - generally upgrades Bush Fire Reports (although in our estate they have already done them and released the reports) Soil Tests (again our estate has already done them and released the reports) Fiona Re: First home owners/builders - help 4Jan 14, 2008 8:05 am hi all,
