Browse Forums Owner Builder Forum Re: Our Second OB project (this time its "Our Dream"!) 21Aug 05, 2009 1:13 am While i'm here thought i might as well update whats been happening...Yesterday we had one of those days where you think everything is finially going to plan and working out and then you get a phone call! lol Here i was driving to meet the priest to organise my daughters baptism and get a referance for my eldest for school and i'm thinking to myself..Great lintels are there, subframes are here door frames etc..Brickies are back on site today and now there's no reason to hold the poor blokes up again! (also thinking i will have to go on site and say hello and see how things are going after my appt) Then i get a phone call from DH "You need to ring John now...the draftmans done something wrong something to do with the windows and they cant do anything until you go out there and make a decision)..GREAT!! I finially get out to site after my appt to see poor John and Matt waiting for me (These 2 men are truley the greatest bricklayers ever..they are so relaxed and fussy and understanding everything you could ever want in a tradesman!) Turns out our "lovely" draftsman drew the plans so half the house worked according to double course brick (which is what were using) and the other half for single course..and and course the windows that are already in are the ones that are wrong...after MANY ideas we had no choice but to take out the windows that are in (Luckily there was only 5) and get them cut done 1 course...which is fine for the frames but it is going to be expensive as we have 9 awning windows that are already glazed which also need to be changed! Rang the supplier and of course they are on site for the rest of the day and nothing can be done until they return! We also discovered that we are missing our "arched" lintel over our meals highlite! Re: Our Second OB project (this time its "Our Dream"!) 22Aug 05, 2009 1:27 am So today is a new day...and what a difference a day makes! Rang GIBS this morning about our windows said he needs to check the plans as he thinks the small glazed windows might be to small already to cut down any further and he would check the plans and get straight back to me...an hour passes and i still haven't heard back so i ring, "haven't looked at them yet (but since your nagging me) give me 15mins and i'll call you straight back with what we can do..true to his word he rang back and says everything can be cut down and we wont have to order any new windows/frames! YAY. Better news he says he will pick them up in the next hour and have the frames delievered back "fixed" tomorrow morning but the glazed ones wont be ready till mon/tues. Went out to the block not expecting much done and the guys have bricked all the south walls of the "kids area" and done most of the home theatre (all only up to window height as they are restricted with lack of frames). They are pretty happy the frames can be fixed so quickly but are having the day off tomorrow to go fishing (i dont mind at all they are great and even work all weekend when the weather is crappy so they can get what they can done). Looks like they will be off Thursday now too thoguh as watercorp has delievered a notice saying water will be off all day thursday so not much they can do without water. So in all today has been a great day...i even got 5 trees planted while waiting for the frames to get picked up...although my eldest kept picking a tree up and swinging it around and snapped it...hopefully it will survive! Will post some more pics tomorrow as i left my camera in the shed at the block! Re: Our Second OB project (this time its "Our Dream"!) 23Aug 24, 2009 1:47 pm Have had a busy week (mostly non house related) Our babay girl was baptised on Saturday so i spent the whole week cooking and getting orgnaised for that and her "celebration" dinner. Was so stressed i wouldn't have enough food and DH kept saying dont know what your worried about everyone will be 2 busy drinking to want to eat! Of course he was wrong and EVRYTHING was gone! Hopefully no one left hungry! The whole day i was thinking how much 'easier" it would have been in the new house with having 2 ovens - it took so long to get eveything hot and things had to go out at different times etc - but oh well, least it got heated in the end and eaten! The kitchen has all been bricked now, all the kids rooms, actitivy, and they have started the office. They had a bit of trouble with the sub-frames as they have never used them before, but think they have got it all sorted. We have found some many discepencies with the plans the last week, the main floor plan says one thing and the"detailed" plan says something completely different, all from window sizes, to the fireplace saying its render on one part of the plan face brick on another, one it says it has a bulk head with mantle above the fireplace, another place it says it doesn't have a bulk head, the floor plan kids bathroom is square the detail isn't! Our brickies have been great though and have double/tripled checked everything with us before going ahead. DH has been busy welding all the kitchen "poles" to the lintels so they dont collapse, and did i great job if i do say so myself! lol In a way kinda regretting the design in some ways - wish it was more open plan (although DH HATES open plan, so he couldn't be happier!) But i feel now that the bricks are up and you walk through its like a rabbit warren, which i didn;t really want - hopefully once its all finished and painted, carpets down etc i wont notice it as much..and i guess maybe its cause its just the kids rooms that are done so far and that part of the house is just rooms...hmm will have to wait and see till its done i guess! We're thinking bricks wont be finished till nov/dec cause there is only 2 guys doing it, but no rush, as long as we can see progress each week! and it gives us move time to save for the roof! I'm curious as to why the bricks are laid the same height as the main floor, they are usually 2 coarses lower (in a rebate/recess) than the main floor with spaces every 4th brick (no vertical mortar) to allow for passing of moisture from inside to outside the dwelling, otherwise it (water) WILL come inside as it has nowhere else to go............you know little puddles forming around the bottom of windows inside the house when there is a big storm with lots of wind and rain.............or did I look at the wrong picture, maybe that was just the shed????..................looks great...........good luck, Shaun

It all depends what area your looking at for price (northern/southern eastern suburb) But basically you would be looking at 300k up (sometimes there is auctions with a lower reserve though)..Theres a really nice block with views for sale (parkfalls which is just north 10-15min drive from CBD) which is about 8acres for 350k. With the bricks are you talking about the maxi's sitting on the slab? or something else? sorry not quite sure... But if you mean the ones on the slab, there is still the external bricks to go up, which get laid 1 or 2 courses below the slab and then they leave the seep holes every fourth or so brick in them. In the home thearte however we had a mix up where as we didn't check our plans properly and didn't realise the sunken rooms were only 2 courses down not 4 (liek we thought) and when we realised all the footings had already been laid, so instead of getting them to rip up the footings we are going to put some kind of flashing around that part to stop moisture etc. Will try post some more pics soon, feel free to point anything out for me to check! I have so much respect for them, they are so great to deal with - not the fastest as there is only 2, but as fussy as they come! There is so much they wont do (but could do cause its easier) but refuse to because there is a better way, or a way that looks better etc..eg Finishing bricks they absolutley hate them! lol And on our free standing Garage they have had to use cut bricks due to the odd size on one wall and asked if we could put the down pipe covering it because it looks messy! We always have beer in the fridge for them for the end of the day, and you know how some people would just take advantage of 'free' beer, they only ever have one or 2 at days end even on a Friday! AND they were one of the cheapest quotes we got! So many ticks for them! hehe I appreciate your comments and will definatley let them know, will mention about the tiedown straps too as they always seem to be looking at ways to improve! The bricks are now completed (took awhile lol), and the electricians have been through and chased most of the walls, (they decided to come in early as there was a bit to do). Timber for roof gets delivered Thursday and hopefully the roof will start the Monday. Our roofer reckons it will take him and his guys about 2 weeks to get all the timber up and bush poles around so that should be finished middle of Dec ready for the plumber/sparkie - not really that good of timing for them! but they said it will be fine and they will get it done. We have decided once the roof is completed we are going to stop and save some more and put our current house on the market, move into our shed and then start again! So in reality i'm thinking we're at 18months away from moving in! Everyone keeps saying to us "oh your house is coming along slowly" haha really? thanks for pointing out the obvious! But we said before we started we were not going to borrow any money from the bank to fund this build, so i guess it will take as long as it takes! We have fruit on some of our trees! Mulberry's, peaches, lemons, nectarines and figs. But still nothing on the mango, apricot, plum, advocado, orange, mandarin, apple or banana! Still got one hole left and thinking we might put pears in that one..what ya think? Re: Our Second OB project (this time its "Our Dream"!) 35Dec 28, 2009 4:44 pm Hey Tony, Thanks...we were very pleased with our brickies, they are going to come back and do our fence in the new year aswell, which is great. Congratulations on moving into you home, you and Mrs must be glad to be finially in! Our roof timbers are just about finished - the poor guys have been there for just over 3 weeks. (They have a large contract with Plunkett and they orignally told them they would be gone a week, and P said if they dont hurry up they'll loose their contracT) How Rude! Have been extremly happy with all the roofer's, again nothing is to much trouble, always suggesting things, double checking, worked late christmas eve, and are eaves look so bloody square and neat there fantastic! (have never noticed such good looking eaves before! haha). We have also decided t add an attic to the roof as we have a bit of room up there and it seems like a waste of space and the roofer worked out it will only ad an extra 2k to the bill, so we figured 2k is pretty good for a whole new room, plus you can never have to much storage! Trying to upload some photo's haven't taken any of the eaves/fascia yet - will so that in the next few days and post. Have the plumber booked in they are to arrive onsite 11th Jan and we have a meeting with the sparky to discuss maybe getting cbus throughout the house. Other half is obsessed and really wants it, but i'm still not sure guess it will depend on the extra $$ at the end of the day. Its getting exciting - starting to 'feel' like our home now, we go and eat dinner in the evening out on the patio now with the weather so nice atm. and its just...great! Can picture everything all finished and what will go where etc!
