Browse Forums Increasing Home Value 1 Nov 24, 2009 4:08 pm I live on a street where 70% of the house have a double garage. My house has a double carport. Basically to convert the carport I have to brick up 3 walls and put a double rollerdoor on the front and a door in the back. Does anyone knwo how much roughly that would cost? will it add much value to my house or am I wasting the money? Re: Garage or Carport 2Nov 24, 2009 4:47 pm I think it would be a good idea. Some people put roller doors on even if the back is still a carport, as long as it's fenced off in the backyard. Some people enclose the walls with something like hardiplank rather than bricks (proximity to the boundary might affect what you are allowed to use though). So there are a few options, I don't know if anything like that would suit your circumstances. Sorry, I can't help with prices. Re: Garage or Carport 4Nov 25, 2009 11:33 pm I heard of a couple of cases years ago where people had to change plans to avoid having flammable materials like timber on the boundary. Of course regulations vary over time and from place to place. Re: Garage or Carport 6Dec 02, 2009 9:55 am Your local council will be able to tell you what the minimum set back is, if you intend to do any work within the setback you will most likely need a DA, but again, the council will be able to tell you, either ring them or look on their website. The building code states what you can and can't do when you build less than 900mm from the boundary, and it depends on whether the structure is free standing, attached to a house etc, but its more than likely you will need a wall with a fire resistance rating Andy Re: Garage or Carport 7Jul 28, 2010 11:25 am I know in victoria if you build within 900mm of the boundary the minimum fire rating needs to be at least 60/60/60 I recently finished an extension attached to my house and I had to use colourbond followed by 16mm firecheck plaster using fire proof silicon to seal it and the c/b had to be from floor to ceiling, at ground level I had to dig a trench and concrete sleepers into the ground and cover with c/b. Faschia has to be fireproof too. In case you dont know what 60/60/60 is it means that the surface can be subject to flames for a minimum of 60 minutes and still not catch fire Thanks so much! So i really need to run this pipe into a soakwell? Any idea of how much it costs to install a small soakwell with piping? 2 373 It sounds like you have a crack in your garage where the wall meets the ceiling, along the shadow line on the… 0 18072 isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 18525 |
