Like Helyn mentioned though, i was intending on having a free standing garage built at the back of the property in the future I guess i can omit the garage, i was thinking that it might be worth weighing up the cost of modifying house plans so as attached garage is turned into a spare room or 2 as it might add value. Re: House Design without a Garage 11Nov 20, 2009 8:13 am Quite a few blocks in my area are designed with rear access from a laneway, and garages are separate from the house, with the back yard between the two. I've also seen a number of corner lots where house plans have been amended to place the garage at the back of the house instead of the front. Most of those designs would work just as well with a detached garage. Councils generally have safety or traffic flow in mind when they stipulate no car access from the front of the property. It usually applies to busy roads, high(ish) density developments (like rows of terrace houses) and corner lots. The very first block on the entrance road into my estate has a rear garage, as it's near an intersection with a major road, with a bend that would make visibility an issue. Designs such as you're after are available, but you might have to contact some builders and ask them about it, as standard plans generally include a garage at the front or side of the house. Porter Davis just turned the garage into a front rumpus room instead. They all look fantastic and I would say most are custom designed for the particular block rather than trying to make a house 'fit' the block so the facade is compromised and awkard looking.
