Even a fixed price site cost will have extra charges if you need to upgrade the slab. Most builders offer M class. This can pump us the site costs by $6k to $12k. Thanks for the reply, Eve We will need the H class slab, the first estimate we got was for $20k! Then with some shifting around on the block they've estimated around $15k. Then after talking to the engineers they may offer to lock it in at $14k for us. Does anyone know if this is reasonable? We are possibly building with M3tricon. The land generally has a bit of fill on it and/or rock in the ground, make sure your fixed site costs include rock as well. When we were going to builder with PD our site costs where ~ $20k in Rose Grange, we ultmately changed blocks and brought in Point Cook instead but that should give you an idea. It can be very hard when you do not know, funny we're first home buyers but we have had contracts on two different blocks of land and tenders with 3 builders until we found the right one. That area is set for some major development in the future, last I read Leakes Road is destined to be a 3 lane (each way) highway/main road. We spent close to 2 years in a process with TA. It was horrible..... we got to tender, and the first cut was 50% over our budget which "they care such about meeting ".
