Yes, we're in the new release... didn't know about the slab... there's just so much extra cost that we haven't accounted for!!! Which builder are you going with? We're building with M3tr1con - the house is awesome... but yes, slowly realising how expensive it's all going to be and all the hidden costs that come with it! Can't wait to finalise the tender. Are you in the new release? And you've been told January possibly? I hope that's the case for us.... I don't want to be paying penalty fees with the builder! It feels like it's going to be a lovely place to live.... sure there are heaps of covenants and rules on what you can build, colours, etc.... but i reckon that's a good thing. It is definitely a loooong process here - if they're telling you that land will be registered early next year, take it with apinch of salt. We were fortunate to buy our block when the land was already titled, but many of the neighbours had to wait & wait& wait. I love living here but am so glad it's all behind us now oh, and that list of what you can & can't have....look around. If you put your foot down, you can usually get what you want. Or change it later on Really? This has really scared me now as we will be paying price adjustments amounting to around $1400 a month for every month the build is delayed....... We've already signed with M to build our home, and after 150 days (which will expire in about March 2010) we will be paying these fees..... If we have to wait another 4 or 5 months, that could mean $10k..... good lord! Re: Anyone building at George's Fair, Moorebank? 6Oct 22, 2009 7:42 am Don't forget that you have to also allow time for the GF design team to 'approve' your build & colour scheme before it's sent to council for approval.Liverpool council aren't too bad with this - it usually takes about 6 weeks though. That's a pretty hefty monthly charge for a delayed start - even if the land is registered in January, I would not expect a site start until late April/early may - minimum. Yours will be one of the first M homes built here so I'll be interested to see if they're faster than The EB & excruciatingly long C builds. I might ask them for an estimated time line. I am really worried about this hefty monthly bill we will be undoubtedly paying. Everyone is so vague as to the process... i'm not really understanding it all. Liverpool Council can give you a form of 'pre-approval' for the DA - they go over what will be be submitted, and advise what changes will need to be made to make the final DA process speedier - that has certainly been the experience of many here - but the actual formal approval has only been given AFTER the land is titled. That is why so many people here have had the problem of paying deposits ages ago and the site start takes forever. All the houses that have just started construction over the past 2-3 months - they had to wait for the land to be titled and that was done around Easter I think. And they all bought their land about a year ago.I have a friend who is building in that release and they had to wait for the land to be titled before the final DA could be submitted to council. Maybe Liverpool Council have revised the process in an attempt to get things moving here! Which they really need to do. Ordinarily, I'd say don't worry too much about it - when it happens, it happens. But because your builder is going to charge you those fees (so unfair, as any delays would not be your fault!) I'd really be looking into the process carefully and getting FIRM commitments - in writing, not just word of mouth. We havent signed any contracts yet because we havent fully decided which builder to go with. We got tenders done by 2 different builders so we can choose the best one, still havent decided yet though.... Those price hikes seem a bit excessive to me, but I havent dealt with Metricon personally apart from getting a quick estimation done. I know all builders increase their prices after the fixed tender period elapses, and I have heard other builders charging this much over the course of a build. Hopefully though it wont be as bad as that though and they are more lenient with you because yor land wont be ready until Mid 2010 (or earlier!! ) Maxie, congratulations on moving into your new home. The Clarendon Balmain is a beautiful house so I bet your loving it. Thankyou for sharing! Do your homework - that's all I can suggest. They have VERY specific design guidelines there, that they aren't completely upfront and honest about with you from the start..... you can only build with Boral bricks and tiles, and they have even specified what TYPE and COLOUR you can build with..... of course, they are the most expensive brick colours, so be prepared to pay extra for those. I'm sure it will be a great place to live in.... but be prepared to have a few headaches to begin with. I'm sure I will feel less stressed about it once our plans are approved, and the build has started though..... We put the deposit down on our land at the beginning of June, and immediately put in for the tender with the builder (which we accepted in mid July) Took forever (4-5 weeks) for the bank to come back with a resounding 'No' (they under-valued the land by a whopping $40k) We went with another bank (who said yes 15 minutes before we were going to lose the land as we had taken so long), and finally settled on the land at the beginning of October, but have been stuffing around with the builder for the last 4 1/2 months to get the house how we want, so only just went into council last week... Fingers crossed we will come out of council this year, that way we can at least start in January. We have already put our deposit on the land and are waiting on the contracts with the builder to come back so we can get full approval for the loan - we only have pre-approval at the moment. I have read so much and have learnt so much that I am having second thoughts, the hidden costs worry me as we would be on a tight budget. A few questions for those who built/building in this estate. 1. Is it better to secure the land and wait for it to settle and then arrange the building side of things we are thinking of going with Eden Brae - Saville design. 2. what capital growth did you make on the land from purchase to settlement? 3. what do you like/dislike about living in Georges Fair? Newstart4us Re: Anyone building at George's Fair, Moorebank? 17Apr 07, 2010 5:12 pm I knew it wouldn't be smooth sailing when we bought at GF - but to me, the end result would be worth it. When I drive down there and see the quality homes, the lovely surroundings, the nice young families that live there, the beautiful parks and backdrop of golf course and national park I just see the potential and what a great place to live it will be when it's all finished. Granted, it will take a few years - but the end result (that's what I focus on). We were told our land would be registered by April 30 and that's only a few weeks away and it seems to be right on track (perhaps a slight delay). The roads are pretty much finished now... so even though in the past most people waited FAR longer, I think their estimates are becoming a little more realistic these days (although I won't hold my breath until I get a site start!!!). If I had my time again I probably would've secured the land before we put a deposit down with a builder, only because now we are feeling stressed because we have a deadline - otherwise we have to pay the builders fees for the delay... although, the bank wanted to see the full contract price before we got the loan so we pretty much had no choice. It's totally up to you. If you do sign with a builder, allow a month or two past their 'estimated registration date' just to ease the stress. So if they say June, aim for August.... Not sure on what the capital growth has been from purchase to settlement - but I do know the same size block in the NEW release are selling for significantly more $$ (i.e. about $30k more) than what we paid. So that's a good sign. Demand down there is out of control - it's a highly sought after area, so IMO even if there are a few headaches, in the end it is worth it as we'll be living in a pretty prestigious estate. Think about it... what other "new estates" are there in the area? not many... unless you want to go further out west to West Hoxton or Camden or places further away. You are right I need to focus on the outcome. It is such a central location and that is the appeal. Although I am a Shire girl but unfortunatly can't afford to build/buy in the area. The land will not be settled till Jan/Feb 2011 & have been told it could be 12 to 18mths before the house is completed. After reading so many post I am so concerned about extra cost incurred the longer the delays occur. What stage are you up to? It's pretty close to Menai when you think about it, maybe 10 or 15 mins so you're not far. We haven't even started yet - I am getting frustrated (but as I said, trying to concentrate on the outcome). I am hoping to START next month, but who knows..... I would say if they're saying land will be settled Feb 2011, then you will probably be in your house by Christmas 2011.... Can you wait that long??? I am hoping to be in by this Christmas, but i'm doubting it now.. We will be going to the sales office on Sunday to see what land is left.. I think I have annoyed the Sales person too much so had better grab a block before they go up. We have waited 11 years to buy our first home so a few more yrs will be fine - can save some more for all the exculsions!
