We are Stage 8 opposite the wetlands. Those on Urchin Way and Carpenteria have views of the You Yangs and there are plenty of sheep in the fields! It looks great! I've just put a deposit for a lot in Stage 13B in Alamanda (was told that it will be titled in April/May 2010). After being e-mailed the Contract of Land Sale and other documents to read, I passed them on to my solicitor. My solicitor commented on quite a significant number of points listed in the document that would seem will disadvantage us as purchasers when things don't go well. My questions are for all current lot owners, especially those who have already gone through all those painful processes and currently living in Alamanda, how did you feel going through the initial stage before signing the contract? Were many of you having the same concerns previously? Are my concerns considered 'normal' at this stage of the process? I am aware of the major setback like 'land title delay' and have acknowledged the fact that it may happen. But are there any of the other 'little' things that have caused significant problems/concerns for you guys? I really like Alamanda and would really hope that I can be part of its community, so hopefully you guys can help me with these concerns... Thanks beforehand! Re: Alamanda Estate - Owners Forum 257Oct 15, 2009 6:03 pm @ w153m4n (that's difficult to type) i had the same concerns as you when i signed the contract and i was really panicky about it since we only got 3 days cooling-off period.. but most of the things that my conveyancer pointed are out are in regards to the design guidelines but apart from that, nothing major.. i am also interested on the things that your solicitor pointed out... But, I wish we could get a straight answer of when the titles really are going to be ready. If it is later than date x, I have to start speaking to my people about my FHOG. I completely agree that it would be so much better to get a straight answer!! We were delayed so many times.. even after the land was ready and it looked like it should be about to get titled they delayed it for some reason. We were expecting our land in May/June, then July, then it was ready in July, but it was then pushed to August, then September. The last date they put on their website (September) was when the submitted the papers to the Title's Office. It took another month at the Title's Office before it was actually titled (was only titled this week)... Still waiting to hear of settlement date... I guess since most of the lots are sold, it says a lot about the estate itself. (I should've considered that before posting ...) After going through my solicitor's report, most of the items pointed out doesn't seem that bad, many are out of the developer's control anyway (e.g. if the council decides to suddenly put extra easements, cabling, etc. that can affect the lots)...although, one of the Special Conditions regarding the Apportionment worries me, it states that the Purchaser is responsible for the outgoings of the lot (land tax, water rate, sewage etc.) from the day of the sale... My solicitor pointed out that usually that should read "...from the day of settlement...", since the day of sale is when we sign the contract, no? If the title won't come out until 5-6 months later, will we be responsible for bills/rates/taxes during that period between the day we sign contract and the day the title is released? Can anyone shed some light on this please? Thanks. Re: Alamanda Estate - Owners Forum 260Oct 17, 2009 9:56 am what_the qa$h Don't think ours will title very soon (Stage 11) but went for a drive today at Alamanda, after more than a month and we were pleasantly surprised to see that the oval has taken shape. it's awesome Qas I am not happy at all! After Joel repeatedly assuring us that we were looking at December for titles, I now discover that they have changed to February already! This is getting mighty close to my "must build by six months" deadline for FHOG. I would have thought being around the oval they would have pushed the developement through for visual appeal.
