Hi to all of you guys/gals...
i just put a deposit today for a block of land at Stage 11 in Alamanda.. i was really looking at Featherbrook or Innisfail because I don't want the body corporate fee in Alamanda but Featherbrook and Innisfail don't have much land left.. Talked to a few builders in Alamanda this afternoon and they say that only corner lots are available (at least those that will be released by January). there were two in Tanao Crescent, one in Prudence Parade (opposite the oval) and one in Fongeo drive and these are all corner lots.
Went to see Joel in the sales centre but ended up talking to Jeremy. then he showed me an available block in Whtecaps Avenue that is not a corner lot.. so I grabbed it and put a $1K deposit, thinking it's refundable anyway..
So, my question is, Jeremy or Joel didn't gave me any contracts today but said that we will sign it on Friday and will have 3 business days cooling-off period, so my conveyancer/solicitor can have a look at it, is this normal? Also, it will be subject to finance..
After signing the contract, what do I do next?
Also, can you recommend any good conveyancer or solicitor in the West?
Also thinking of building the Oxford 22 with Carlisle Homes...
This is very new to me as this will be my first home.
Thanks...

Hi Draco76,
Yeah I went through a similar process.
I paid the 1k up front but then had one week before signing the contract.
The balance of the deposit was due two weeks following the signing of the contract.
In terms of them not giving you a copy of contract ring them first thing in the morning and tell them to email you a copy.. You have around 160 pages to read !!
Note there are quite a few requirements for Alamanda so make sure you are happy with them.
I went with a conveyancer who was working with me to sell my current house.. If I had my time again I would have got a solicitor as the person was not much chop.
In the end we signed and have paid deposit.
My tip would be to get right on top of your finance approval if applicable.. I had some issues with my pre-approval so had to get an extension to the finance clause of 2 weeks ( had to do that at the 11th hour ). Try to get as long a finance clause as possible.
In terms of settlement it will be 14 days from them notifying that the block has titled.
Welcome aboard
