In short... never. Construction finished August, 2008 and we first met with Formula in February, 2006! We went through 4 Site Supervisors, 2 different mortar colours used on the brickwork, driveway drainage incorrectly installed - flooded garage, painting took 5 weeks instead of 5 days - and was extremely poor quality, power point in kitchen put in wrong location, bulkhead wrong height, walls not square - flooring was a nightmare, large crack in garage slab, brickwork around sills and garage opening had to be redone, drainage around house not set deep enough and the list goes on. Our main problem was unprofessional tradespeople that weren't made accountable by our site supervisor. If you don't kick and scream, nothing will happen. Getting help after the handover has also been difficult. Watch out for 1.5 rating wall insulation - no bats so we installed them ourselves, granulated ceiling insulation - very annoying stuff to have in the ceiling, disgruntled staff who blame the company for having too many jobs and not enough workers. One piece of advice if you are thinking of signing a contract with Formula, change the penalty for them not meeting the building deadline to at least $600 a week - maybe even more. They'll tell you that it'll take 4-6months so why should it matter what figure is there. Our house sat idle for weeks at a time. Don't worry too much about site costs. Some are provisional and Formula will deduct from final payment if they weren't required. Good luck! Or maybe you just didn't read the other posts? Maybe you should ask the current FH before making these comments next time? Or take it up with the Building Practitioner / Director at the time of when you entered into the Contract and Built? (But i'm sure you already know who that is...) And $600 pw for penalty towards the Builder - no Builder in their right mind would accept that, and I wouldn't even think of asking formula to do that for me because like any Builder, they would just say no (rightfully!). My comments are based on facts and this is a forum for goodness sake, so I feel justified in making them and surely G...dilly is mature enough to decipher the pros and cons for themself and come to a decision; hence why they started the forum. Not sure why I needed to ask the current FH before making these comments. Any future problems with the house (at least for the next 9 years) will be the responsibility of the so-called 'new owners' so with that comes the baggage of poor service history. The person who started the forum wants honest feedback, so they got it. If you had or are having a good experience with Formula, post it and be done. I applaud FH if they've finally got their act together and improved their service... maybe it was my constant complaining! Also, that date for change of Owner ship isn't correct- like I said, you should probably ask the current FH before putting up misleading information. And as far as i've seen, Formulas 'act' has been fantastic so far - no hiccups at all! Simple math lesson: 10 years - 1 year = 9 years And please provide correct information on change of ownership as you appear to be the expert. It's easy to say something is just 'incorrect' without providing anything concrete yourself. It's obvious in forums when someone starts to sound more like an employee of FH than an impartial commentator! Again, I applaud them for taking a proactive approach to improving their reputation. It's taken from the Building Commission and allows owners to have matters resolved up to 10 years after completion of your house. However, when a dispute cannot be resolved through BACV, either you as the owner or the builder can take the matter to VCAT. This avenue is available for ten years after the completion of the building project. The dispute will be heard by the Domestic Building List at VCAT which will try to resolve the dispute and can order that defective work be rectified, that terms of a contract are varied, or that compensation is paid. I never mentioned the builders structural guarantee... there's more than one way to skin a cat! Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
