Last thursday, We had our land contracts signed, Deposit paid to Metricon and plans submitted to council. On our way home we noticed a gorgeous house for sale, No doubt well out of our price rang but we called the real estate agent and asked if we could view it. We wanted to compare prices between this house and the house we were building. Our house (building) Is 28sq including garage and outdoor room with a block size of 760sq. This house (the existing house) is in the very best part of town, On an elevated 3/4 acre block with views. It has a 20x30 shed up the back, It has ducted vacuum, an awesome ducted aircon, 21sq living plus 5.5sq garage and 3 to 4 sq outdoor entertaining area. It's 18 months old but has only been lived in part time for the first 12 months. Asking price is $280,000 - $320,000. Our house to build was costing us $277,000 (we found a cheap block) Anyway, I told the real estate man that it was out of our price bracket and that we weren't interested in buying it as we were about to start building our own home. He was really nice and went through the pro's and con's with us between the 2 houses. To my surprise he recommended for us to build!
Fast forward to 8:30pm that night, mobile rings and it's the estate agent, the owners of the house are desperate to sell and are desperate for us to buy it, even though we didn't put an offer in. Estate agent says if we offer in the $260,000 it's ours, so i did, $261,000 ans guess what? We just brought a house!! The people spent $315,000 for house and land to build this place. We've had an independent valuation on the place which came in at $305,000. We just brought the bargain of a life time! The estate agent said his co-workers have been in the business for 20 years and even they are walking around shaking their heads wondering what just happened.. ehehe..
