My landscaper asked me to turn on the sprinkler for the newly laid lawn for 2 hours a day over the weekend. Guess what, I turned it on Sat and forgot to turn it off until Sunday morning The lawn definitely had to good drink. I am going to have a heart attack when my next water bill comes. We are getting the blackbutt too. We were quoted 18000 for our house and told we would be getting proper timber which would be sanded and sealed later. Now I am told that we are getting the timber through Boral which comes painted already?? Excuse my ignorance but are these the same thing?? Do you know where you timber was sourced from and how much it cost?? Oh and you painting looks very professional!! DS Prestige Flooring (http://dspiteri.sitebuilder.yodelaustra ... %20Us.html) supplied and installed the floor for us. Timber came from Hurford. We got blackbutt select grade over plywood. Supply and install is around $160 per sqm. In regards to pre-finished timber vs sand and polish, they are the same as long as they are the same species, grade, thickness, etc. Advantage for pre-finished stuff is that there is minimal dust when install, good for existing home. If you are building new, I would go for sand and polish. I think this gives better finish. Try give Damien (the guy from DS Prestige) a call. He knows his stuff well. I love your floors too. I'll have to mention to him how much business he's getting from this website... but he's work is great and he's very professional! We've just finishing off our front garden - a little bit more to do, but we have a driveway, garden beds (with some natives) in them and as of 2 days ago, some grass too! We're going to be getting the porch timbered, which should bring it all together. As far a Cl@rend0n go, we're waiting for quite a few 'warrenty' things to be done.. and the warrenty inspection was back in MARCH!! You should definitely tell Damien about how much business YOU have given him. Wow, that's terrible for dragging on warranty things. Do they have a good reason/excuse??? Soon after handover, we discovered a blocked drainage in one of our bathroom. Water from the vanity are not draining away, in fact, water started building up and coming out from the floor waste!!! We just had our carpet laid!! Lucky my wife discovered it soon so no damaged done!! We called SS the next day and he were quick to call in the plumber to fix it. He pulled out a big piece of broken tile from inside the floor waste pipe and also a pile of dirt!!! No wonder it was blocked!!! To SS credit, the response was prompt. We still have more than a month before the end of maintenance period. Need to start putting the list down... I have never painted before too and I have painted a few feature wall in my home now. I feel quite confident doing a few more Masking tape is your friend. Mask out all the edges, power points, windows, etc. Use brush for edges, and roller for large area. Use blue masking tape instead of white, blue is less tacky, which is better on delicate area. I didn't know and I used the white one. When I pulled them off, they peel off some of the paint from the other wall too. Also, every now and then, just stand back and check the coverage. If you got paint on unintended area, not a big deal, just wipe it off with a wet sponge or rag before it dries. We got the driveway and council crossover done during the week so our removalists didn't need to walk through mud and then walk into our house. They even dismantled our beds and assembled them back in our new house. This saves us lots of work! We got phone and internet service connected yesterday. The external aircon unit was also hooked up yesterday too. Now, the only thing left is the glass splashback. The measurement was done earlier this week. So, it will take another 2-3 weeks before it will be ready for fitting. From the time we decided to build, then started research, etc, it was september 2007. It has been a full 2 long year!! Bumpy road, but still worth every moment!! behw, the glass splashback was an upgrade during kitchen selection. It was part of the contract with Clarendon. Hornsby Glass is the actual company doing the glass and installation. And Nice House too!!! It is amazing your builder is moving along your build so smoothly. You must be so pleased you will get your house soon. We are settling in fine. We are still taking our time to unpack though. Landscaping is mostly done, except planting. I need to decide on what to plant now. We have started looking into blinds, mainly rollers and roman in the bedrooms. I got appointments to measure and quote with Kresta/Accent/Spotlight. I guess I can't go wrong with one of them?? The guys did well with the floors and very happy with the house so far and yep, the builder has done really well during construction, can't believe how fast all is going. Oh, the joys of unpacking (and packing 1st)... I HATE it! I should be packing right now but obviously I am not... Yeah, I guess you should be ok with those blind palces but we've found Kresta and Accent a bit too expensive and they just use their "name" but not sure their quality is higher. We've started looking at local places too to compare... That's good that the grass is down, that's the main thing, the planting can be done in tiem... We'll do the same, do the grass as soon as we can and worry about the plants later... The owner is a friend of my husband. This company specialises in corporate business eg display homes etc so they do not have a big show room as they are not concentrated on retail business. I have used roller blinds and some roman and venetians for my bathrooms. Use light filtering fabrics in most rooms, blockout for bedrooms and sunscreen for meals area. His showroom and factory is in Ryde/Gladesville. He has a huge range of fabrics. If you are interested, send me a prviate message and I will give u his contact details. Re: Clarendon Brighton - Builder done, my turn to finish it off! 278Jan 22, 2010 3:53 pm Hi, My timebr floor was damaged when the air condition guys cam to do the installation. They paid for the floor to be re-sanded. So I called Damien and he did the job on Wednesday. He came at 7 and 9:15. I was quite surprised that he can finish the re-sanding and polishing in 2 hours for 115 sq meters. At late afternoon, we disocvered there was a shoe print on the floor and the floor started to have lots of bubbles on the surface. When teh floor was dry yesterday mornign, we discovered there are many area that the finish was uneven and we cna see ther roller mark etc and there are areas with residue and is rough to touch. Damien came and inspect and said that he will re-sand the main area when he come back to do our downstairs. But he gave us a lot of excuses/reasons. After he left, hubby and I discussed, this is very basic job and he cannot so it well. So we decided that we will only ask him to come backc to fix up the upstairs first before he work on the downstairs. If he cannto fix it, I don't want him to stuff up my downstairs. So hubby called him today and ask him to do the upstairs with the same smooth finish. But Damien said that he actually is not very familar with the Swedish Syneto Classic finish and he only uses it a couple of times a year and he cannot finish the floor as smoothly as our original floor inish. So he did not tell us the truth and took up this job. Very disappointing with him. Has anyone of you noticed any bubbles/blisters and residues on your floor that have been done by Damien ? Good to be back Behw, Sorry to hear about your experience with Damien. He did our floor and it still good great....well, apart from some of the scratches and dents caused by my soon-to-be three year old boy. The finish Damien used he called oil modified. I did not request any specific brand. I only requested it to be low gloss. I do have some minor residues from the finish. But they are very minor, and I am not bothered at all. I have since spoken to another flooring company about the problem and they told me that this is reaction and Damien must have used a different product (not Synteko). Synteko is expensive. But as my floor has all this blisters, to resolve the problem, I have sand the floor to raw timbe and have to pay $27.50 per sq metre. So be careful next time when you need to have a light sand on it as the old and new finish have to be compatible. How is everythign with your C home. C has to redo the tiling for my whole balcony as the slope is not right and the water is go out to my facade. There is a little roof area that C has to come out and I think they will have to redo the roof as the fascia is falling.
