Re: New Home Prices across Australia 50Nov 15, 2007 11:49 am We're building a 39-squares, double-storey house.
It has 4 bedrooms, one study, home theatre (converted from formal lounge), covered outdoor area, mud room and leisure area (1st floor). We have stone benchtops all throughout (except laundry), with the kitchen having 400mm to one side and 100mm to the other side. Base price is around $265K and so far, our total contract price is at around $330K. This excludes the floor tiles & carpets, which we'll do after handover. We're budgeting around $50K for the floor tiles, carpets, blinds, front and back landscaping. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! This is an area most commonly used to enter the house and take your shoes off. You can have a door at either end of the hall or just where the garage entry is.

We are building a 28sq house with "M" and the base price is $187,000 where as in Melbourne i think it's between 20k-30k cheaper. "M" told us that it's due to our local tradies jacking up prices and if you refuse to work with 1 then they will all boycott you Re: New Home Prices across Australia 56Nov 18, 2007 4:50 pm 333m2 (Total area) for $225000

That is all inclusive though, I note some of you weren't including things like floor coverings etc. Still, at twice the price it's not fun!!! I've heard there are builders for about $10,000 as long as you don't mind going on a long waiting list. "And why did I have to take a cab?!" Re: New Home Prices across Australia 58Aug 12, 2009 12:19 am any updates? i love digging up old threads current prices would of easily jumped up by now 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent Endeavour Homes Re: New Home Prices across Australia 59Aug 12, 2009 9:31 am Building in Adelaide 171sqm villa - 3 bedroom + study, lounge, 2700mm ceilings, ensuite and 1.5 size garage (could maybe fit 2 minis in there!!). Almost everything is ugraded from what the bigger builders offer as base package. $185k total (house only), including everything except furniture, haven't got my soil report yet but asked them to include 25k above M-class just so I didn't have to keep going back to the bank for more money - I'd prefer to come in well below than above. Almost finished building the Ambrose + study villa with McCracken homes in Park Holme, SA. Only painting, stormwater, paving & flooring left then moving in. Re: New Home Prices across Australia 60Aug 12, 2009 1:01 pm We are building a 23sq home in Linea weatherboard on stumps in the Yarra Valley. This includes tiles to wet areas, front decking, double garage, 3 bedrooms + study, ensuite, family, meals and separate lounge area. 2550mm high ceilings, higher energy rated gas ducted heating system with 2 zones. Also we have about 2m of fall so we also require landing off the laundry which is included. Everything is included except floor coverings and driveway. Can start as soon as permits have been finalised Total price of house is $184,000 (hope I have worked this out correctly ) Per sq = $8000 Per sqm = $861.14 Thanks for clarifying. Sorry I misunderstood your point 7 6974 Tradie may sit at home but will need to get house plastered as well or will you sit it out? 6 9961 If you don't want to annoy the neighbours then simply get yourself some good head phones.
