Did the inspection uncover anything that needed to be fixed? Assuming there are things that need to be fixed, would you pay the framing stage instalment invoice, or wait until things are fixed? What state are you in? Pre-Plaster and Frame inspection = same. I recently had one done and I refered to it as pre-plaster but the written report issued indicated Frame inspection. Frame Stage Inspection = Inspection is carried out upon the completion of frame stage but before plumbing & electricals are done. Frame Stage inspection is completed, report generated & forwarded to Builder. All defects to be fixed before payment is made. PrePlaster Inspection= Inspection is done upon completion of plumbing, electrical works etc i.e. before the plaster is installed. The inspector looks out for any defects including damage to the frame which may have been caused by the pumber when fitting in the pipes etc. Also all plumbing works & electricals works are inspected to ensure no defects. Upon competion of preplaster inspection, report is generated by the building inspector which you then forward on to your builder as the defects listed must be corrected prior to plaster installation. So yes they are 2 different inspections. However, the building inspector told us that we could get by with either of the 2. We decided to get the PrePlaster Inspection done because when the frame inspection was done, a few defects were found that needed correction i.e. missing noggins and brackets etc. Also frame on the 1st floor was only 60% completed at that time. The PrePlaster Inspection allowed the building inspector to go over previous defects ensuring they have been corrected according to the Australian Standard as well as ensure that plumbing/electrical works etc have not diminished the structural integrity of the house frames. However, should you decide to proceed with a PrePlaster Inspection you must advise the builder to advise you once all plumbing/electricals works are completed and BEFORE he puts on the plaster. As there is no "preplaster stage" payment due there is a tendency for the builder to just go ahead and install plaster after plumbing & electricals works are done & once the plaster goes on, you are unable to detect any defects as they are all hidden by the plaster. My inspector found some issue regarding number of brick ties around windows and brick-control joints. We tried contacting Big Kev at first because he comes very highly recommended but i guess all that recommendations have been keeping him busy and it was difficult to get an inspection done at the time we needed i.e. within 2 weeks.
