Maybe you could minimise the amount of windows on the westside to stop hot afternoon sun. Have lots of windows on east to maximise warmth in the mornings. have open plan house so when you open front door to alfresco you get a breeze that goes right through. Line up your windows on the east side with one on the west side so you get the cross ventilation also. Have high ceilings so as the hot air rises its much higher than head height, so you wont feel it as much. get double glazing on windows ?/ Just a few little ideas. To do what u mentioned is going to definetly need some modifications to the original design of the home we might end up choosing. I have to wait and see what its goin to cost me to do all the alterations. More visits to display homes and talking to builders to follow. It's a nice area and not as expensive as Carseldine. You haven't decided on a builder yet? Good luck with everything Re: Building in Carseldine 6Jul 26, 2009 1:38 pm We live in Carseldine and had started looked for property there but never found anything "affordable" - so we went up to Warner and bought a 600m block for half the going Carseldine/Bridgeman Downs price. The downside is that instead of being 13ks to the city, we will be 20ks but we will adjust to the distances when we move in hopefully end September.. Keeping fingers crossed. Have spoken to 3 builders so far as we like one home from each builder but have to make changes to each to suit us. Havent come to a decision yet. If you like an area such as Carseldine, etc - put it on your next house list. We sold our first house 3 times its original price in just a few years - then could afford Carseldine. I am sure it will be the same further out - once the market picks up again. I can't believe how much the market keeps going up! Re: Building in Carseldine 11Jul 27, 2009 9:32 pm 2pais.. we are new to the building game too and have been generally happy so far with Hallmark. We are at bricking stage at the moment. We were on a tight budget and couldnt afford many bells and whistles (ie upgrades) but look forward to finally owning our own place and doing it up over time. We were impressed by the reviews about Hallmark (I think the product review website was good)..I guess we will be in a better position to comment our our experience in a couple of months time, when we move in. Overall, its a daunting but exciting experience. This forum is a minefield for good advice and if you are going to build on a budget, my advice is to include whatever you cannot do later - eg we learnt the hard way that we should have forked out the extra 7 grand for high ceilings... too late now ! We are building in warner suburb heading towards Joyner and not in Warner Lakes. We got 601m2 for $155,000 2 yrs ago - not bad I reckon.. Yes it is expensive to buy within 15ks of Brisbane but in a couple of years time, people will be saying "it is too dear to buy within 25ks". In fact Murrumba Downs, Northlakes, Warner definitely aren't Woop Woop anymore..Louise that is so lucky - well done and hope you're enjoying my favourite suburb! I love North Lakes / Warner / Joyner etc They have been set up really nice, and being close to the highway - it is not that difficult to get anywhere. 25 kms out is not far at all. I know heaps of people who commute from Sunshine Coast, Gold Coast, Bribie, etc to Brisbane city each day! I couldn't do that... but 25-30 kms - doesn't add too much to your day (depending where you work of course). I would like to hear from anyone else who faced similar issue and how it was solved.
