And the overall colour schemes are the same sort of feel. I have just realised you are going to have 2 ensuites! Wow, pretty classy house! I think you could put some sort of really nice quality curtain between your bedroom and WIRs, which means you could hide the clothes (if you throw them around on the floor!) and have a more private bathroom. And it means that if the front blinds are open then you can walk from the bathroom to the WIRs and get dressed without having to worry about the general community getting a lovely view It could become a really nice feature of the room, or you could make it blend in. I'm sure there are lots of people doing the same thing / having the same issue. Maybe google it, or search the forums for it, or ask by starting a new thread. My tac-home-ter: Been in 8 months! You have excellent taste! haha. The same with the squares on the bathroom tiles too! The utility is nifty.. but there is a lot of debate about what goes in there. The boyfriend wants computer stuff in there and I want Kitchen stuff! The problem with so many bathrooms is buying so many towels for them. I picked some pretty Vue towels from myer with velour squares to match to mosaic tiles. The sales lady looked a bit suprised and the piles of towels and hand towels (can't forget the powder room!) that I was shoving on the register. I think I am going to tint the front windows and keep them closed/blinds down permenantly to avoid any public displays of nudity. What choices are popular for window treatments atm? As for the question about the ensuite door, I would put a door on the WIR/bedroom wall and think about deleting the doors in each WIR. The 2nd ensuite is a great idea for the growing family. You could also reconfigue the bathroom as well and put another door on it from Bedroom 2, so that Bedroom can also have it's own ensuite. I'm sure they would be interested in your thread. Pretty sure they are building the Monte Carlo as well (or their variation of it). I've just finished building with Rural Building Co (Country Builders). I really like the Gemmill floor plans too, they seem like a good value for money sort of builder. We made quiet a few changes and our salesman said most people got creative with the plan moving theatre to bedrooms and bedrooms to theatre etc. I found the forums really helpful though I probably should have been on here from that start when I was having lots of *drama*. I have beaten the builder into submission now so I am expecting smooth sailing hehe. I love the Rural Building Company. My BFs parents built one of their houses with them.. the bush retreat right on the ocean. They are amazing houses. I saw your thread too.. lucky you have almost finished everything! We looked at building with them but they were out of our price range and I was a bit concerned about the house fitting in with the others around it too. I found Gemmill to include the more standard items and the larger sized house for money (they threw in a few freebies that I insisted on too which was nice) - I still had to have the boring Tasman Irwell taps.. Pretty sure we have Irwell Tasman, I quite like the look of them. I don't fancy the standard lights much, but for now they will do just fine, besides we don't have any more money to spend. Like you we found rural building expensive, but building in the country I think you can automatically add just about $100k to any advertised price. We kind of checked out the option of a kit home as well, but the lack of inclusions meant it wasn't such a bargain as you might think, so we figured may as well stretch the budget to the max and build a house that's perfect for the location and what we envisaged. With the Gemmill build I'm pretty sure the changes they've made so far was to the theater as you mentioned. I'll be sure to let them know of your thread if they're interested. I have to agree with you that Gemmill do seem to provide very big homes for the money, and three bathrooms!!!! It is really hard comparing builders though, everyone states inclusions but it's not until later in the process that you find what isn't included (ie I think with Gemmill friends found rangehood isn't inclusive and they thought it would have been). With our build the only thing I thought would have been included was skirting boards, and at the pre-start I was waiting to get to choose the style and it never came up, I didn't ask either, but still thought they were included. It's a minor thing but sometimes minor things can be significant! So many things that a first time builder may not think of . . . . thank god for Homeone! Your house really is perfect for a property. Rural Building Co seemed to include most things in their homes when we looked at them. They seem like the kind of builder to do window sills and skirting boards and other little comforts. A lot of things didn't come up at our pre-start that i wish had been discussed. I really wanted brick work over my garage entry instead of a pelmet and that is what i thought we had until it was too late. It is going to be the only thing i won't absolutely love about my house. There was also no mention of window sills, skirting boards or other finishing touches which was suprisibg because surely they want to ask you about everything to get more dollars in their pocket! Building a house is a strange thing. My parents have built a few houses so I knew to ask the odd questions... do we get fly screens, do we get shelves and all those other strange things some builders like to leave out. My boyfriend thought we would get window sills and a front security door as standard... not unless we pay for it!! I have spoken to people before who were suprised they had to put in their own door stops after hand over. I had a thought of maybe going with white timber look plastic venetians in the bathrooms and toilets. But i have had plastic blinds in a rental before and they kind of melted a bit with the heat in summer. Most of my bathrooms and toilets are potected from direct sun so i think they will be ok. I'm also sure the rental owners found the cheapest set of venetians that they could too. I think i will check out places like ikea and freedom to see what generic things they have. When it was too late it was suggested to us to go around and make sure all the windows in our house we a generic size so we could just buy off the shelf blinds. Like You I swore I would organise standard width windows in my next build. BUT I forgot. so we've missed out on all those bargain blinds they sell in spotlight and bunnings etc. Re: Building with Gemmill Homes - pre-start mistakes still!! 19Jul 21, 2009 7:53 pm Beads would be nice but with the view from the street i'm thinking something a little less sexy. I have been thinking shutters (when I plant the money tree out the back). So I thought the dramas and nightmares had ended and I realised yesterday that our pre-start consultant has made another mistake. A different code was written on our contract to the front door that I chose for my house. I emailed them but had no record of ever having a different code but that the door hadn't been ordered so we could have it at a $175 discounted variation fee.... *cry* They are not getting another cent! I'm just happy the door Gemmill chose for our house isn't too hideous and already have plans for a new one in a few years when we put in bifolds for the alfresco. Does this kind of thing happen often?
