The Ponds Design Guidelines say that on the ground floor, the sides of the house should not have more than 14m of "straight" wall without 1m protrusions or intrusions. Noticed yours were about 15.7 and 16.7m long. Perhaps you've already got around this with the Review Panel but just thought I'd bring it up in case you hadn't considered it. The Review Panel cracked down hardcore on us about things that were 40cm and even 1cm out Hi, Yep the builder has already spoken to the design panel about articulation they advised that he can just brick out to under the eaves to meet the articulation requirements. So basically the inside remains as is but the outside has a few extra layers of brick in some sections. The artculations are not shown on the elevations, thats one of the things on my list to get him to fix. Is it only ground floor? that will work out even easier for us. They must have been asleep a few mths ago when checking designs cause a few on Pond Bvd are def longer than 14 mtr with no articulation. Our other possible problem is the rear alfresco ends 3.5mtrs from the rear boundary instead of the required 4 metres. But the design regs also state they will consider applications which show that being inside the 4 metres will improve the flow between indoors and outdoor. Hoping that will be OK . The neighbours over the back of us are not Ponds, they are Kellyville Ridge and they are maybe 1 metres off their boundary, so I dont think they will worry about our alfresco. The actual back of the house is 6 metres from boundary. Not sure when we can put it to design committee. We definitely cant go to council yet cause the surveyor cant take any measurements until our street has tar and gutters. Everything crossed that will happen soon. They have been working furiously this week on our street. They have told us August reg but I know Fisherman Street was about 1 mth late so we are working towards Sept start. Landscape plan is the bit thats confusing me, a few people have told be to keep it as generic as possible. So not to specify actual plants but say "med native tree" instead or they will with hold the landscape rebate if you use a different tree. Once I have this design down that will be my next challenge. They picked our house to pieces. The driveway was literally 1cm too wide and they made us push our house back 1m further than what they had originally told us because their guidelines for park front blocks are completely contradictory!! They also made us change some of our upstairs windows as they matched up with the neighbours, etc etc. Totally agree with you about some of the houses on Ponds Bvd - I'm not sure how any of them passed! The landscaping plan was fun We actually paid someone (the company who advertise on Ponds Bvd - "E") to do it for us and even then the Review Panel send a page and a half of commentary about what we needed to change! You definitely don't want to go to all that trouble and miss out on $5K - free money is always good I think we went for a Banksia for the mandatory backyard tree and then a couple of Little Gem Magnolias for the front yard - they passed. The Review Panel took longer than Council. Such a P.I.T.A to have to go through an additional process like that! It was my 3rd time visiting them and I still like them better than anything Ive seen. Might buy them next week just to be sure. We saw the steam rollers yesterday too.
