Yes its ME again asking all these silly questions When building with a small builder how flexible usually are they? Are they open to you for example organising your own flooring,Bathrooms, Kitchen ETC? I ask this as my brother is seriously considering using a small builder and is wanting to know how the things go and how flexible small builders are in comparison to the large volumne builders. They are very accommodating, more so then a large volume builder. Get him to find some he likes and then talk to them; he will be happy with their approach. The big thing is to stay 2 or 3 steps ahead of the builder, this way they can progress with no interruptions. He will have more of a say over the who project. We are going through a small builder and we can do any thing we want without any extra charge at all. Also he will buy everything at trade price and that is the price he will charge us.
We have the luxury of changing our minds, selecting and designing our own kitchen and bathrooms. I also like the fact we talk to our builder direct( funny enough on our first meeting I made it clear that I would be very upset if he didnt return our calls haha) I hate being ignored or treated as if we are not important. With the amount of money we are spending on this home, I expect at the least good communication. Our builder was more than happy for us to do this separately and there was no problems with access to the house either. I thought if the builder is the 'offical builder' (??) for the project then they are responsible for a set period of time for any defects. If you do something like the kitchen yourself do they leave themselves open to possible disputes later about who did what? "And why did I have to take a cab?!" Ardo That is so funny!
