A fried told me about this website. Hope there’s someone out there who can help! After looking around for a while my husband and I have almost decided on an Orbit Homes design. Has anyone been through or is going through a project with them? Any feedback? Orbit Homes 2Sep 29, 2006 12:01 pm One is being built near us. It seems to be taking a very long time. Check your building contract carefully as to time to construct. Do not belive any salesperson who says the 8-10 month period is only to allow for unforseen events and look at the small amount payable to you for late compleation.

I had to watch their overcharges and above all they are not very flexible. I had their shopping list for that home with listed optional solar HWS for $1980.00 They came back with one or another excuse and quoted me $4,435.00 !!!!! They also stick to their own suppliers and you hardly can bring in your own systems. From what I heard from them by all these delays with the contract is that they have lot of work (I think too much) and so I expect also a long delay in building as well. We were given a 195 building period and were told this was a worse case scenario time allowing for unforeseen circumstances, 22 days of rain etc... We are now 193 days into this period and they still have a lot of things to, some of these are rectifications on work done months ago and that we told them of months ago and they had picked up on themselves. There penalty for going over the 195 days is only $15 a day, that is not even nearly enough to cover renting costs so if you do sign up with them negotiate on that to more like $50 a day.
You can be lucky to get a response after emailing/phoning them, you dont get your supervisors phone number and have to deal with a customer service officer, you should be able to meet your site supervisor but I havent had the chance. A lot of the work done in particular all the concreting and the retaining walls look like they have been done by a brand new apprentice with no supervision. We even have bricks we can pull out of the house, it really does go on and on, it has been an absolute nightmare! I get the impression they are hoping we will be desperate enough to be in by Christmas that we will let all the defects go. I now know of 3 other people who have recently or are currently building with Orbit and have all had bad service and serious building problems. There is no way I would of built with them in hindsight I am now going to pay for a building inspector to take over our handover. I agree. I think if you've had a good experience you should share it as well. I guess its human nature to focus on the negatives. I also think a lot of the negative is caused by people who have not built before, and so they are unsure how long things will really take. It certainly doesn't help when the salesmen all say how quick the process will be and how all the other builders are taking forever!! Regards Re: Orbit Homes - Feedback? 14Dec 20, 2006 4:59 pm Hi, we began the process with orbit over twelve months ago. were told would be easily by this xmas, just got a letter to say they are now extending our completion date till April due to an unforeseen closure (that being xmas), it has been painful every step of the way they did not start constructions till nearly 7 months after signing contract. so had so make several colour selection variations as things we picked were no longer stocked. They have done less than a weeks work in the last 8 weeks. It seems that people in Victoria are satisfied with orbit while people in Queensland are not? I dont know much about Orbit but the homes i have seen (display) in Craigieburn, Melbourne are just beautiful. Love em to bits. There are now 2 homes they say will be ready by March 2009, but well see. Any other Victorians just bought a Orbit home? Is it all worth it? Take care Orbit Homes 20Jan 08, 2009 8:05 am WE are building a Waverley 25 on the Sunshine Coast, Orbit have been great, the early stages dragged a little, we were told 10-11 months from signing to completion, we paid our deposit end of May, the block was cut on the 24th October, tradies have been working over Xmas and the Kitchen and wet area tiles have gone in, our scheduled completion is April but we are looking at Feb, the work so far looks excellent. We have not had to chase for anything unlike when we built the house we are in at the moment. Small problems have been sorted with no haslle. I would definately build with Orbit again. I think at the end of the day, the process is down to your salesman, supervisor and point of contact in any house you build, if you are not lucky enough to get a good team, it doesn't matter which builder you use.
