Browse Forums Building A New House 1 Oct 15, 2007 4:28 pm Hiya Guys, My hubby & I have been reading these forums for a month or so since purchasing our land & love all the info. This is our first time asking a question & it's a long a garbled one it is so we apologise for this. Here's our dilemma! What happens when your dream house only exists by piecing many, many, many display houses together? 1: How do we go about getting a 'great' builder to do it from scratch for us. 2: Who do we call to check their credentials etc.... 3: How can we not get burnt? (there are lots more....but that's a good start) We know what we want & could draw/explain to someone what we want but as the overall house that we would love is so different to one complete style that we have seen out there, & no major company is going to want to build it or without charging an arm & an leg for it. We had a look at a builder on the weekend who does build from your plans, however we didn't like the workmanship of their display - so figured that was a big enough 1st impression to gage from & it turned us off. FYI: before we came to this I might add that we did find a house/company we liked the most (we are going double) & then were told that they don't build in Lilydale. (which is where we are building). The other company that we found, who do build in Lilydale annoyed us so much with the initial 'lack' of customer service that we just can't bring ourselves to build with them. There are a few posts floating around that will help answer your questions -and being on this forum will certainly help!! We are going through a similar stage, we went through heaps of display homes and couldn't find a plan that was exactly what we wanted - so I drew up a rough design and wrote up a list of inclusions we wanted then approached a number of builders to quote it...a couple of the builders even did up sketch plans for us to improve on our drawing.....you can check out my blog for the details (click on www). We now have a number of estimates so we can narrow down to about 2 or 3 builders that we are going to thoroughly scrutinize until we get to a point where we feel confident enough to pay a deposit for soil tests, working drawings, tender docs etc My advice is don't discount builders because you are scared of how much they are going to charge you - they will usually give you a cost estimate based on your rough design and then you can decide whether to pursue or not Ruth -Bought house in Melbourne inner burbs, knocked it down & now...we are owner builders! He will be able to put all your ideas together and show you the end result with his drawings.
He will then be able to give you the name of a good builder. OK its going to cost you a little more than by going to a builder, but from what I have learnt, they know their stuff, and are very good at what they do. Don’t be confused by an Architect… you are looking for draftsmen. Hope this helps.
