I ended up upgrading everything, went with tiles throughout. As Southies said, the Kitchen will be without a doubt the biggest item, this ended up costing me an additional ~10K. Once you start asking for stone, glass splash backs and polyurethane costs start to skyrocket. The other thing not mention in this thread is around the service. My customer service rep and the site supervisor have been nothing short of excellent. With the upgrades, make sure they're not double charging you - they must remove the cost of what you're taking out in place of the new item. Also, check everything, the only negative experience I have had with Eden BH is the Sales guy in their office. This guy was totally full of it. Be warned, they'll promise the world. This was on a 24 square home. Every builder is pretty much the same for this though. Despite that aspect of the way they deal with things i have been very impressed with them. They have delivered the home ahead of schedule and my customer service rep and site supervisor have been excellent. Re: Eden Brae People! 6May 28, 2009 6:26 pm Let me add that as with ok180 & franco our customer service rep, Sally (she has given me permission to mention her name) was & is absolutely amazing. Very, very fast with responding to emails! Super efficient! Knowledgable! Soooo patient with all of the changes we made ! Extremely friendly ! I have not one bad word to say about her. Can you tell she has a fan ? On the other hand our SS, rarely communicated with us unless we contacted him. I was quite disappointed with this aspect of our build. Yes, he was probably stretched but since this was a HUGE financial outlay, communication with him could have been far, far better. What kind of experience you have with your CSR & SS, is dependent totally on how professional they are. IMO, it's purely luck as to who is allocated to you. Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: Eden Brae People! 7May 28, 2009 10:09 pm we are building the EB Cambridge at the moment and did go for the package. we found the carpet selection OK - although we weren't that fussy about that. we upgraded the underlay which I believe makes a big difference. Tiles for wet areas we managed to stay within standard range (except features). as for timber floors - we are doing them on the ground floor. we had hoped that DiL would be good in that area but there sales effort for timber flooring was almost negligent. they did not seem to have any interest in selling timber and didnt inspire us that they would do a good job. this is annoying because it would have been great to have this included before completion. we now have found another company to install floors after completion. EB have agreed to tack skirtings on and the floor company will install the skirtings (for payment of course). agree with others here that its in the kitchen that you get stung. the upgrade costs are well on the high side - as for the sales dude... maybe it was a bad day... on the positive side, we have found no fault in EB in construction phase. SS is good at keeping us updated. we have bricks done, main part of roof on, and upper level of brickwork was acid-washed today. hopefully cladding next (Southies, was that what you found they did after roofing was done??) Our experience so far has been reasonable, but as with everyone, the biggest issue we had was with our kitchen. We didn't even go with stone or glass splashbacks and got stung quite heavily for the other extras like pot drawers and a corner pantry. The service from HO Kitchens was not great either. After waiting six weeks to get our plans back, I called them and was told that the person that we where dealing with was no longer with the company? Very strange! Our main hold up at the moment is with council. No one is taking responsibility to actually get our DA approved, which is very frustrating. It has taken us going in to have a face to face meeting with council to actually get things moving again! Anyway, will see how things progress from here. Cheers and good luck, CMET Re: Eden Brae People! 14May 29, 2009 11:41 am I'm not building with EB but my friends who are building the Saville paid $7K in kitchen upgrades (alot of cost due to their increase of kitchen width with the EB 2squares for $2/3K promotion - widened the house through the middle), they didn't upgrade the bench (kept it as laminate) and upgraded the cooker to a standalone and a few other things (don't know all the details). They deleted the carpet and tiling allowance and will do it after handover. They found the window furnishings to be on par cost wisewith other companies. They upgraded doors, paint and the toilets. They are happy with their interactions thus far with EB. Hi Tempura been lurking the forums for a while and im looking into the same thing (will start my own thread soon!). My fiancee and I looked out at Spring Farm at the Saville 27 and think its great. Re: Eden Brae People! 19May 23, 2010 8:14 pm It depends on which inclusions are actually in the display house. Just from what I can see from the pics on the website The front door is not standard. The facade is an extra and there will be the 2 choices of aluminium or timber as with the display and then stained timber or painted timber. The powerpoints throughout are not standard, there is only 1 TV point as standard. You will have to ask specifically if the tiles are standard or upgrade tiles. Is the display kitchen laminate or stone benchtop. The oven and stove are standard if you get the upgrade package. The bathroom tiling is not standard, I don't think the bathroom vanity is standard either. Our base price was about 235k and our final contract price is about 305k but that is with 10K bushfire upgrades and $5k marine upgrade. $7k electrical upgrade, $3k kitchen upgrade, $4 flooring upgrade, $3500 stormwater, $1800 extra site cost, I can barely remember all the upgrades we had though, extra floor space, air con. The garage door is not standard. The timber or timber look is exxy. I think it will be more than the 50K to get it to display home price. We went through the display home again today and and it was interesting as we took the children because they hadn't been since we chose the house and they wanted to see their bedrooms. They asked a zillion questions about what we are getting and not getting. They had fine detail about placement of power points. (display home has 2 in each bedroom - only one is standard) Re: Eden Brae People! 20May 24, 2010 12:12 pm All the below refers to the Middleton Grange Saville 27 display home, I know the Spring Farm one is different, but it was so long ago since I been to that one, I thought I'd just refer to the one I do rememebr clearly... The downlights they have throughout are not standard (about $130 each if i remember correctly), standard is just the light fitting, no light shade. As fernyhouse said, standard is 1 double power point and 1 light fitting per room, only 1 tv point and 1 phone point (extra TV, phone and power points are about $75 I think) The overhead cupboards are about 1400, and the glass doors on them an additional 700-odd The mosaic tiled feature walls are not standard at all, nor is the kitchen splashback tile, both of which are also more exxy to lay as they are a smaller, fiddlier tile to lay. The standard kitchen splashback tiles are a joke, you have 2 to choose from, and we thought both were horrible (a royal blue colour or a sandstone style colour). The laminate wall in the kitchen with the door over the fridge space is about $1500 from memory. Larger floor tiles are also a bigger cost to lay per sqm The floor tiles and carpet ARE standard (we asked, and ended up getting the same ones) The sliding door from meals to Alfresco is a $2500 upgrade (standard is just a window) Standard is a plain concrete slab for the Alfresco, and no slab for the front porch The vanity in the main bathroom that extends over the end of the bath isnt standard either, i think that is about $1500 as well, neither is the shaving cabinet above it, standard is just a plain mirror. External lights are upgrades (the only standard one is the 'bunker' light outside the laundry), so the lights out the front are around $130 each, just for the junction box, actual light itself is more, and standard is no external power points (except for water tank pump & HWS) - these are also about $130 each Ummm, thats all I can think of atm that isn't standard Hope it has helped you in some way, and that you aren't completely discouraged by the above |
