Just wanted to find out why the House prices in stanhope gardens are far cheaper than say buying a land in Ponds and building on it.
On the weekend I was going through some of the houses that are on Sale at the Stanhope Gardens and was surprised to find out that a 4 bedroom double storey houses were priced from $475k-540K.
Whereas at Ponds, most lots of land sell around 280-310K plus the building cost for a double storey around 260-300K will set you back by $560-600K. With Stanhope being a little more established than a newer suburb such as Ponds, I cant understand the price difference between the two.
