How much do you cost the SQ as Owner builder ?
I had the course for the O B and the lecture advice us that cost for the SQ around $5500 to $6000 ,do you think is it true ? if not what do you think what cost will be in average ? thanks

I have a job that is very flexible, and allows me to work on site, and organise and manage trades. I have PM experience, a good mate that has just built his own place (quite successfully) and is happy to help, and am willing to do much research initially to ensure I am prewarned. If I do decide to do this, I will spend around 3 months preparing (getting tradie references, chasing up material costs etc) and around 6 months on site (full time when needed, and just there at other times) I am happy to take on some risk, and realise there will be some stuffups that will cost time and money Does anyone have any ideas on what a 30sq built on a slab, reverse brick veneer, colourbond roof, single story type house would cost/sq? I have been quoted by several custom builders approx $15000/sq, and if I can do it for around $10000/sq (being a labourer and project manager and researcher), I will seriously consider this venture. My wife and I are a fair way through our house and up until 9 months ago we had no idea where to start. I have been amazed at how smoothly it has gone. We build with jg king(our first home) last time and they made that many stuff ups and treated us like crap we figured we can't do any worse doing it ourselves. We have only had a few minor hiccups and its alot easier to fix them than rely on a big builder to fix them. The key is to use good tradies you can trust and to be organised. If you plan well-ie have a good realistic schedule and budget, have good tradies then it is not nearly has hard as some make out. As for price we are building around 33 sq inc garage and alfresco plus we have about 4-5 sq of decking on top of this. We have about 120 mtrs of proper hardwood spotted gum floors. Stone bench tops, good fittings and a 13k aircon heating system and we are on track to spend about 250k which is right on what we budgeted for. The big advantage is that this time we can get the things we want that we could not afford if we went custom and that we simply could not get with a volume builder. We started mid feb and are now up to the fix stage so it should take about 6-7 months for the whole project(we are actually ahead of schedule) If you have project managment experience I would have no hesitation in reccommending you go down this path. As for the budget 10k per sq owner bulding should give you a very nice home. For well managed, well financed Owner Builders then budget yourself between $1000 and $1200 per square metre. You will do better than this if you do more of the work yourself. Typical ballpark for a custom builder is $1600 per square metre so there are significant savings if you do it right. The bigger project home builders quote ridiculous figures but rarely complete satisfactorily for under $1100 - $1200 per square metre. These figures are complete. That is, you rock up with a furniture van and groceries and start living! Builders are people too.... I will be well financed (we just sold our other house), and after speaking with some other OBs that built successfully, am allowing myself 4 to 6 months to be onsite nearly full time (hopefully this will translate into well planned).
