Mine is about $10,000 per square. That's also taking my partners skills and connections into consideration. I tend to think that the answer to these questions are a bit of "how long is a piece of string". Re: How much do you cost the SQ as Owner builder ? 6May 09, 2009 11:52 am Agree with Minx, it totally depends on what you want in a house. While the sky is the limit on the upside if you want to live in a marble palace, on the other side of the coin if you were willing to do all the labour yourself and use entirely salvaged or recycled materials (and the work to required to re-use those materials) you could build a perfectly liveable house for less than $1000/SQ. Have a look at Bingoshelleys post on building their place, they even did the footings themselves (great work!). When I quoted my figure I didn't give any details, the $3100/SQ figure I stated is for a 10 SQ, 2 bedroom with loft, timber frame and colourbond roof, hebel cladding outside, regular gyprock interior, floors (2/3 of total area) from recycled hardwood plus will be doing the bathroom and kitchen myself. I could definitely get that lower if I were to use some more recycled stuff but need to be realistic about how much time I have Good luck with your project! Re: How much do you cost the SQ as Owner builder ? 7May 11, 2009 11:58 am just to give you an idea on our project... it is about $820 per m2 in our case. we are not doing anything ourselves except painting the walls. (this includes nice finishings: granite for the kitchen and wet areas, porcelain tiles everywhere, spa etc) PS I have no idea how you guys over east measure everything in squares Nina "The fearless are merely fearless. Good luck with your build. Cheers, Benn Re: How much do you cost the SQ as Owner builder ? 10May 12, 2009 12:22 am ozberg I believe there are nine square metres to a square. Could be wrong though. Therefore you divide the sq.m by 9 to gives size in "square" its actually 9.29 stay safe happy building Re: How much do you cost the SQ as Owner builder ? 11May 13, 2009 8:49 pm All I am considering being an OB in Canberra. I have a job that is very flexible, and allows me to work on site, and organise and manage trades. I have PM experience, a good mate that has just built his own place (quite successfully) and is happy to help, and am willing to do much research initially to ensure I am prewarned. If I do decide to do this, I will spend around 3 months preparing (getting tradie references, chasing up material costs etc) and around 6 months on site (full time when needed, and just there at other times) I am happy to take on some risk, and realise there will be some stuffups that will cost time and money Does anyone have any ideas on what a 30sq built on a slab, reverse brick veneer, colourbond roof, single story type house would cost/sq? I have been quoted by several custom builders approx $15000/sq, and if I can do it for around $10000/sq (being a labourer and project manager and researcher), I will seriously consider this venture. As to how much higher or how much per square I don't know. Re: How much do you cost the SQ as Owner builder ? 14May 14, 2009 10:52 am The reason I am seriously considering OB, is the cost of building in Canberra. As mentioned, I will take the time to research tradies, and material prices, and am not looking for a mansion. I also have a friend who has just finished building a similar house, and I think he probably brought it in under th $10000/Sq. I have a north facing block of land, and it soil type and slope are not going to cause excessive costs. thanks for your feedback Michael Re: How much do you cost the SQ as Owner builder ? 15May 15, 2009 6:27 pm mickgem21 All I am considering being an OB in Canberra. My wife and I are a fair way through our house and up until 9 months ago we had no idea where to start. I have been amazed at how smoothly it has gone. We build with jg king(our first home) last time and they made that many stuff ups and treated us like crap we figured we can't do any worse doing it ourselves. We have only had a few minor hiccups and its alot easier to fix them than rely on a big builder to fix them. The key is to use good tradies you can trust and to be organised. If you plan well-ie have a good realistic schedule and budget, have good tradies then it is not nearly has hard as some make out. As for price we are building around 33 sq inc garage and alfresco plus we have about 4-5 sq of decking on top of this. We have about 120 mtrs of proper hardwood spotted gum floors. Stone bench tops, good fittings and a 13k aircon heating system and we are on track to spend about 250k which is right on what we budgeted for. The big advantage is that this time we can get the things we want that we could not afford if we went custom and that we simply could not get with a volume builder. We started mid feb and are now up to the fix stage so it should take about 6-7 months for the whole project(we are actually ahead of schedule) If you have project managment experience I would have no hesitation in reccommending you go down this path. As for the budget 10k per sq owner bulding should give you a very nice home. I dont know if prices are much different than Canberra but I would imagine it wouldn't be to different. Re: How much do you cost the SQ as Owner builder ? 19May 17, 2009 10:44 pm These are the ballpark initial budgets I use for people when they are trying to figure out what they can afford. For well managed, well financed Owner Builders then budget yourself between $1000 and $1200 per square metre. You will do better than this if you do more of the work yourself. Typical ballpark for a custom builder is $1600 per square metre so there are significant savings if you do it right. The bigger project home builders quote ridiculous figures but rarely complete satisfactorily for under $1100 - $1200 per square metre. These figures are complete. That is, you rock up with a furniture van and groceries and start living! Builders are people too.... Re: How much do you cost the SQ as Owner builder ? 20May 18, 2009 2:13 pm Hi Builda Many thanks, it is good to get some feedback. I will be well financed (we just sold our other house), and after speaking with some other OBs that built successfully, am allowing myself 4 to 6 months to be onsite nearly full time (hopefully this will translate into well planned). Luckily I have a flexible job Michael 7 11929 Hi VK, I am now retired however I have stood beside over 300 owner builders in the past 18 years that have successfully built their own homes.
