My wife and I are keen to put in an offer on a house in Melbourne.
Section 32 is not yet available.
We know the house will need some work and so need to get a pre-purchase inspection - most likely from Archicentre (we don't really know of any alternatives).
My question relates to the timing of getting this inspection done. Is it advisable to get the inspection done before putting in an offer? I've heard of putting in the offer with clauses like "subject to structural/pest inspection" - but am not sure if that would leave you in a good position with the agent/vendor.
I would have thought it would be better to have the benefit of the report up-front - but also don't want to be forking out a few hundred dollars each time...
