Building thread : viewtopic.php?f=31&t=15699 Re: Building Parkside in Lalor - Signed up! 8May 03, 2009 3:36 pm I hadn't even heard of Carlingford, had to Google to find out where it was. That must be the site of the old Lalor golf course? Looks like a great location in terms of shops, schools and transport - as long as you're not right next to the freeway. I'd love easy access to those bike/walking paths.... Re the site costs, it's impossible to answer your question. Every block is different, and it can depend not just on the soil type and slope of the block, but on the size of the house, proximity to sewers or other services, whether there's rock present, tree roots, and so on. An H-class slab may be OK, but not if there's substantial fill on your block.... Re: Building Parkside in Lalor - Signed up! 9May 03, 2009 3:39 pm Meant to say: love your bricks! (same as ours.... ) Re: Building Parkside in Lalor - Signed up! 10May 03, 2009 4:26 pm Thanks kek, the block is flat as a pancake so hope the h-class slab is good enough. It is a clay type soil and rock is evident in the area, hope our site costs don't creep up too much. Also noticed you have the same bricks in one of the other threads, they look fantastic especially with the off-white mortar, think we better upgrade from the standard mortar! Having grown up in the area and being familiar with it's surroundings, we couldn't be happier with the location. Re: Building Parkside in Lalor - Land Settlement 27th May! 11May 19, 2009 5:58 am Been advised that land will settle on the 27th of this month! Plans have also been approved by the developer so once the land settles our builder will apply for a building permit. Anyone know how long this process generally takes ? and how soon after should I expect to see some progress on the block ? Cheers Re: Building in Lalor - Land Settlement 27th May! 12May 19, 2009 7:39 am Assuming there are no problems to hold things up, permits can be through in two weeks. It can vary though - ours took two months, thanks to YV Water being incapable of finding the sewer plans for our street. Morons. Do you have to get developer approval too? That can sometimes take extra time, especially if anything needs changing to fit their requirements. That can sometimes take extra time, especially if anything needs changing to fit their requirements. Plans have been approved by the developer so that's one less headache for now. Our plans were with the developer for around 2 weeks and we were beginning to get nervous thinking they wanted certain things changed as most developers these days are pretty strict with their standards. Our experience with the builder/developer so far has been cordial so we hope everything runs smoothly with the council. Fingers crossed. Re: Building in Lalor - Land Settlement 27th May! 14May 19, 2009 9:28 am You should be right - council doesn't usually get involved anyway, permits are all contracted out to private businesses now. 2-3 weeks if your builder is on the ball and all goes smoothly.... Re: Building in Lalor - Land Settlement 27th May! 15May 19, 2009 6:48 pm Where in Carlingford did you get the land? I have a spot on Doherty. We are settling 27th too!! Still getting our plans underway. Hopefully they actually accept everything as we are going owner builder. Re: Building in Lalor - Land Settlement 27th May! 16May 20, 2009 6:20 am Hi Emzy, Our block is on Suncroft, next street from Doherty. Re. Owner building, can't see it being a problem as long as you adhere to their guidelines outlined in their design standards. Very excited about the area, the park is coming up really nice.
