I know it's not easy, I'm still waiting on my formal approval (or decline) to come back this week too, while I have been told the valuation is short, I still don't have formal approval. We are STILL waiting on our valuation to come back and I feel sick to the stomach. I'm and tierd of feeling so anxious about this bl**dy thing, I just want to know either way... Are we building or not??? This is what our valuation comes down to and this wait is excruciating I can't take it anymore! Hang in there pfm...there is really nothing you (and l for that matter, and a few others here also! lol) can do but wait for the easter break to be over. I've tried not to think about it too much, which is hard to do, especially when you see family and friends all bl**dy weekend and they all ask "so when is your house gonna start being built?" I hope that you, me and eveyone else in the same boat hears some good news.....on Tuesday!!! I haven't read right through, (sorry) - are you going through a broker or the bank directly? When we got our first approval, things went through very, very quickly (within a week), however, when we added further things at selections and the bank had to re-value the property, we were told to expect 6-8 weeks! Our broker had said she could try and push it through again for us but staff (Commonwealth, in our case) are overwhelmed at the moment! My partner works in a different bank's mortgage centre (quality - not valuations, etc)- and I have found myself thinking "they let a whole bunch of staff go, interest rates go down, the government offers further incentives to build or buy a new house, and they wonder why they suddenly find themselves completeley swamped with no end in sight?!". Anyway.... my broker talked to our builder and we ended up saying we'd make up the shortfall between the first valuation and the actual cost - but in actual fact she will get us another valuation closer to the end to cover it - by then, she hopes, the workload will have cleared, or atleast, we won't be holding up the building process by waiting for approval. (The problem hasn't been that we are undervalued - its getting someone to even do the 2nd valuation!) Sorry to hijack, just wanted to vent my frustrations! I don't know what we will do if for some reason the valuation DOES come under when they finally get to it in the end - spose we'll live without floor coverings, fences, etc?! We picked this company as we wanted to buy of the plan and they were the only design we both agreed on We went with the Piccolo 22E. Also they are great value for money. We looked at nearly every builder we could find one the same value. They all we're tiny homes for the same price. I also have to compliment them on there customer service. Different people say bad things but truthfully that could happen with any builder. If its what you and your partner truely want GO FOR IT ! I Take back what I said previously about NBG. We got our site costs back and they wanted $45,000 on top!!! No Way. We have gone and found another builder who's site costs are less then half of what they quote. I would never suggest NBG to anybody.
