Browse Forums Building A New House 1 Sep 02, 2007 2:17 pm The old house on our block is being demolished. We have a low single brick thick fence which also will be demolished. Our demolisher has posed a question whether to include the footings of the brick fence in the demolition. After handover we plan to have several brick pillars and metal fence in between the pillars.
I am not sure if the concrete footinggs would be useful for the new brick fence and whether i am better off getting rid of everything. Any feedback appreciated. cheers Re: Demolition question 2Sep 03, 2007 6:20 pm Since you are building a new house, probably better to get rid of it too...
If you are the trades person building the new fence, would you want the wall/fence to sit on top of the old footing? Also, if your area needs council approval for fence footing, they will definitely knock it back too... You might save a bit to leave the footing there, but personally I think it's better to remove it... Re: Demolition question 3Sep 03, 2007 7:52 pm Thanks Alan
They got rid of everything including some superficial tree roots which would have created future landscaping hassles. Did you have to have a second soil test after demolition ? did your initial quote for siteworks vary after the second soil test? Re: Demolition question 4Sep 03, 2007 10:13 pm We are also demolishing and two builders both told me that we have to have another soil test after demolition. Can't help on the 2nd part as we have not demolished yet - so I will be very interested to see the replies to that. Re: Demolition question 5Sep 03, 2007 10:21 pm Sort of related info.
My friend who is demolishing to build - the house is gone - the fence is now gone - at her doing - but alas - the good fence got damaged in the process - and every delay caused by the demolisher waiting for the gas certificate to be supplied - before they scheduled the work - which took 2 weeks - the the builder then said your late - so it's now costing her % of contract for the delay. Morel of this post. If your not totally aware of what may and may not happen - be prepared to pay some extra unless you read the fine print really carefully + know how to make the building industry move when needed. Steve Re: Demolition question 6Sep 04, 2007 10:12 am Thank you for your concerns Steve.
In fact we noticed a big dark area last night when we saw the block... appeared like the back fence was bashed!!! Decided not to pay the demolisher till it was fixed. Checked again this morning and guess what... it was a creeper from the back neighbour's garden!!!!!!! Big relief! looks like they have done a good job and also my soil appears blackish brown not the red or pale clay that I have to fight with in the present block to make my garden grow... We had this happen to us last year and got charged a variation. Try and give away as much as you can that is usable to charity otherwise if you are in Sydney I have a… 1 3302 We've had the offer of a short term tenant whilst waiting for CDC/DA home approval and demolition for our knock down rebuild.
