Theplace is a 2002 build and the paint was this hideous pale yellow colour so decided to have it repainted before I moved in. Painter came through, got it done, Looking good. In the last week or so though (2-3 weeks after painter was finished), Ive noticed a number of cracks under and through the cornices (one goes vertically down the wall slightly). It looks to me like it's only the paint that's cracking. My painter is saying it's movement of the walls and ceiling and to be expected for a wa house built on sand. I had a building inspection done and no structural issues or anything noted about movement of the slab. Absolutely no cracks in the external walls (typical double brick construction) so not sure if I am buying my painters theory. Could this be due to poor surface prep? Or could the ceiling + wall really move that much in a few weeks? The cracks are in at least 6 different spots in rooms all over the house. Cracks would have been there before painting, were filled in by fresh paint and the usual expansion/contraction has just opened them up again. You can tape, bog, sand and repaint but I'd almost guarantee the cracks will open again within the year Re: Cracks in/near cornices after painting 3Sep 19, 2024 4:32 pm Althom Fairly normal cracking for a Perth house. I mean I've lived in plenty of places that don't have cracks like this so finding it hard to believe that there's nothing to be done about it and all my cornices will be cracked! Re: Cracks in/near cornices after painting 4Sep 20, 2024 9:54 am You can fill them and repaint but I'd almost guarantee that with normal seasonal expansion/contraction they'll open up again. Best solution I've found to this problem is to tape the cracks, then bog over the top of the tape and repaint. That will at least last longer than one cycle of seasons Our standard double-glazed window is tested to achieve, Rw 34, and can be glazed to suit Rw 39. The price is good too... 3 20599 0 0 The CSIRO BTF18 explains differnt types of cracks and what "normal" is Google this and the top result is actually the latest version.
