Hi, I am constructing a new home and would like to engage a private inspector after each phase of completion.
Do you have any recommendations for reliable inspectors who are unbiased and not hand-in-gloves with the builder? Basically the inspector should look after my interest?
How do we add these inspections in contract?

This one can be uses to breach & substantial breach the builder. We do inspections however we take 3 to 4 hours on site and the same for a report, we are the type of inspectors that you see if you have "a real problem on site" and we charge accordingly. For a good general inspection around the $600 to $800 mark try Allinspect. So, for general inspections after each phase All inspect is good. But do you also do the same inspections or are you for major defects? The next is waterproofing, just prior to tiles, also picking up, cladding, plaster, paint prep, and reviewing the previous defects are complete. and finally PC. 3 Total our reports are compliance reports "not photo's & 'in my opinion" we include exactly what the code says, requires, shows: what we found: how it deviates; and what is required to rectify.
