Browse Forums Building A New House Re: Building with Tru Built - Sunshine Coast 51Apr 10, 2023 2:58 pm dandaman21 AFALDT Construction Day 50-54 (Week 32): 16-18, 20-21 March 2023 Scaffolding has been erected for the cladding to go up, with cladding finally going up yesterday near the Front Door. We chose an upgrade over the standard Weathertex options the builder had, instead going with the Classic Smooth 200, this was about $5K extra. Roof still not finished off, not sure when they are due back for that. I spoke to YourBuildingInspector again to get some clarity on how defects should be handled, as the Frame Stage report neither included specific photos of the defects they raised, nor specifically mentioned which part of the standards the work was not compliant to. After some back and forth they agreed that for an additional charge (~$100) they could provide this additional detail in future reports. I am keen to hear what others experience has been, and whether it is expected to have to ask for this level of detail. I feel that without this information, I have no way to confirm that the builder has indeed rectified the work (or that they actually knew what work needed to be rectified). Seems bizarre that they are trying to charge you extra for what from my research nearly all private inspectors include anyway? If it's any use, we're using Allinspect in Brisbane - their sample reports on their website give a good indication of the info they include. Thanks dandaman21 good feedback. Amusingly after wrangling them to provide the additional details in the next stage inspection, the inspector has since resigned, and they are not taking on new work until they are able to recruit a replacement. I have since reached out to some new inspectors, and the two that replied have indicated that they do provide this additional detail (noting they are both about the same price as the old one when you include the additional $100 they were going to charge me). Not many builders will agree to fix a defect unless there is a photo provided as an evidence. Definitely look for someone else. We did a walkthrough on Wednesday and adjusted a few items, but no major dramas. We've agreed to go halves ($4K), it is in Woodland Grey and is almost done, perhaps another day or two of work. Electrician has continued to rough in the wiring. Some of the remaining window and stacker door pieces have been installed. 'Enclose' stage invoice has been sent through, and I've booked in a new Independent Building Inspector (Coastal Home & Building Inspections) to do the inspection next Friday (28 April). New fence is completed, just waiting to receive the invoice. I think it looks pretty good, and the Woodland Grey blends in well. The hardwood flooring is acclimatising for 1-2 weeks, and once ready, will be fully laid throughout the house. After this the electrical and plumbing will be completed, and after that the plasterboard / gyprock can go in (including where we have asked for sound-proof insulation for certain rooms). "Coastal Home Inspections" triggered something in my mind, so I did some digging, this was the guy recommended to me from a guy at work who used him for their build. He was extremely happy with him, unfortunately he wouldn't travel down to us, but I think you'll have a much better experience with him. Just to give you some reassurance! Coastal are a bit on the pricey side, but not a lot of choice, and their reviews are very good. Inspection is booked in for Friday 28 April, will see how we go. Builder says the hardwood flooring will be ready to start laying next week. Independent Building inspector has been delayed, as the site is not safe with the wood layed out, and the builder / inspector forgot to discuss it. Windows and stacker doors all installed, but still need to be adjusted. Sofit eaves installed. Electrical rough in seems to be done, waiting for walkthrough once the floors are laid. Downpipes mostly installed now, but not connected to the water tanks yet. Electrician wired in some new lights and powerpoints under the house, for future workshop / studio. Some eaves still to be completed (Master balcony, Front entrance). It appears the painter has finished the undercoat, so not sure how he'll finish it off? Perhaps he's fully finished already on those sections where scaffolding is required? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We've engaged AAA Design & Engineering (same as did the house engineering) to do engineering for the front yard retaining wall against the house, so that we can level the yard same as the ground floor level. We need engineering as the retaining wall is within 1.5m of the house and at one part is more than 1m high. Disappointingly after advising on a 10 day lead time, it's now been 5 weeks and the work is not yet done. No explanation given for the delays. Disappointingly our mower was stolen from underneath the house. Looks like the steel cable lock was cut through with an angle grinder. Nothing else appears to have been taken. Very weird, as not visible from the street, and can't be used without the batteries and key which weren't there. Neighbours didn't hear or see anything. Reported it to the police. Exterior painting has been fully completed on much of the house (First Floor, and rear of Ground Floor). AAA Design finally sent through the engineering for the retaining walls, but it is way off what we were expecting, so will need to change plans (they wanted 1.35m wide footing for 1m high walls, and 1.85m wide footing for 1.5m high walls). Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hardwood timber floors (spotted gum) were deemed ready to lay on 10 May, and a new carpenter gang on-site to start the work with instructions from the 'lead' carpenter for the builder. Slow work over the next few days, and apparently on 16 May the builder had decided they were not working out well enough and finished up with them. The builder's main carpenter gang back on site today, 19 May. Overall about 25% of First Floor flooring laid, and about 25% of Ground Floor. At the rate the new gang is going, perhaps 5-6 days of work remaining.
