This is my first post. We are planning to buy new home via House and Land (H&L) Package around Boxhill/Gables/Marsden Park in Syndey. Googled reviews for most of the builders and most of them turn out to be bad and scary. Could anyone recommend any genuine builders based on your experience buying H&L pkg or building with them. Generally speaking, some of those reviews are more likley to be people whinging about slow starts than bad quality. Or people who will post pictures of hairline cracks n a cornice after 12 months of settling saying the builder is ignoring them (I would too). Once you've got better view of how many complaints appear genuine, weigh it up over how many houses have been built by the builder. 100 complaints but 10,000 houses built vs 20 complains and 100 houses built. I don't know any of the nsw volume builders, but do your due diligence and get up to speed with the process of building so you can be forearmed with a BS detector. Verify anything that you have doubts about or things that sound sus don't just be one of those people that take the first answer to questions as gospel. Sometimes he answer requires a little more nuance, sometimes it's a downright lie. Just be hyper diligent and you'll be fine. Also no doubt we'll have the resident clown pop in here and give you a spiel about getting your own plans, data and get 3 builders to quote... just ignore him. The process is unnecessary and will add to you bill without actually giving you value in way of mitigation of ANY of the risks currently being faced by the building industry.
