Re: DA Application Cost Estimate 13Feb 19, 2023 11:57 pm That was for architectural and engineering drawings. Basically from site works through to roof on realistically. It didn't include internal design work such as cabinets, BIR/WIR, plumbing, bathroom/ensuite layout - I did them myself for the various trades. Re: DA Application Cost Estimate 14Feb 20, 2023 6:38 am Carmooch I’m currently working with an architect to design a new duplex and take it through to DA approval stage in Sydney. The consultant fees for storm water, arborist, town planner etc are really starting to add up so I’m hoping to get an idea of what each of these should roughly cost? Current pricing seems a bit hefty but the architect assures me these are very competitive as they are suppliers he works with regularly, so curious to understand what the going rate would be for each consultant required for DA submission? Carmooch We pay around $28k for Duplex CDC which includes all engineering, BASIX and certification. You will also need more money for S73 and surveyor fees, we typically budget $50k for everything Houses are cheaper but you will pay more for a duplex Cheers Simeon Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice. Re: DA Application Cost Estimate 15Feb 20, 2023 9:30 am ricky0090 Budapest We have just started our build - it was a duplex half that had to be knocked down and tie into the remaining common wall. Block was an odd shape and I wanted a funky design which didn't make their life easy. We paid $13500 all up for the 'design', that included: - Contour Survey - Designer - Stormwater design - Geotech - Engineering - Additional demo/common wall work - dilapidation report, engineers assessment etc Doesn't include planning and building permit fees, I estimate they are an additional 2-2.5k. Hi, is that all the fee that you pay for having a full drawing that you can use to build a house or only for development application? Also, get first stage estimates and data of the materials and costs, most 3D Bim software that is used for Fake coloured renderings can also provide material Data, ie No, m,m2,m3. most Builders ask Designers not to give that information to clients. Just imagine if you later chose to upgrade a PC,PS or variation. you might be at the builders mercy with whatever figures he plucks out. eg =Count int Doors ie upgrade doors, 15 x $100 approx per door =$1500 Total Upgrading doors At least you are able to check the figures or negotiate as it benefits both builders and clients Data extraction is automated...bugger all additional cost Clients know where they stand at sketch stage and it comes in hanky for weeding out tyre kickers and 3D Image dreamers (humour) Forewarned is forearmed Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: DA Application Cost Estimate 16Feb 20, 2023 10:06 am Ashington Homes StructuralBIMGuy Hi Chris This is an interesting article and something we see quite often. Over the past 12 months we have priced 13 jobs where people have got their own architect and or designer, spent a lot of money and the build costs are significantly higher than they anticipated. My current count is out of 13 we have priced 11 have been put on hold as the clients cant afford the build. Part of that is of course increased costs but it's also the architects going to town on the design, finishes and specifications and getting people's expectations too high. As a result we wont price other designers work anymore as it's just a waste of time. You have to work closely with the engineers and design team to value engineer it to make sure you are at least close to budget Cheers Simeon It's getting worse mate You should see the VR cr@p clients are now being presented with. When they turn up on site with their Oculus Head sets " tell them to climb up onto the scaffolding to be closer to the clouds... be careful of the height and dont show the brickie who's complaining about the job and not being paid enough....." It does help to see these fees look like in different areas of Sydney. Re: DA Application Cost Estimate 19May 01, 2023 6:21 am Also, don't forget that some councils will also charge a levy (known as Section 7.12 levy), which is a percentage of the development cost that is imposed when a DA or CDC is issued. We are currently building and our council charged us a 1% levy once we received our CDC. Thanks for the response! However, it's have been sorted. But for others benefit here is what we had to do.
