I've been a long time lurker, and now the house is well under way I thought i'd start a thread. My girlfriend and I are building with Wisdom Homes, in the new Rouse Hill estate. We currently have the brickwork almost done, and the roof is almost finished as well. Your house is quite advanced - you must of been lurking for a while Now, my usual question: can you post a floor plan of your house, it makes the pictures 'make sense' to me if I have the plan on the screen and couldn't find one on your blog? We are building the Providence as well but have not started yet. Looks like your house is going up pretty quick, cant wait for some inside pic once it finished. If you dont mind me asking, what inclusions or changes did you do to the house? Yes, We bought the land in Nov 2007. We were ready to build in August 08, but the banks had a different idea. Jordann, Changes we made: Flipped the plan from the garage back so living areas are on the other side of the house to the garage.. 9ft Ceilings (estate requirement) Split level (3 steps) with constant ceiling height through to the office / HT (nearly 11ft) Extended Garage and Bathroom / Laundry to the zero lot boundary to meet estate requirements. Had to make the house a bit shorter so we removed the seperate toilet room and put it in the main bathroom. Added storage area to laundry. And then other bits and pieces to make it all pretty.. The bricks are done (still require cleaning) and the roof just needs the scaffolding removed. Inside, the electricals / gas / plumbing all are done. Had the independant inspector out last week and from what I can tell most of the issues (very minor) have been corrected. I am not sure what to expect next. Possibly the a/c ducting and bricks / roof to be finished up before the gypbrock is started. Can I ask you what colour are your roof tiles and your gutters and facias? I like the colour combo you have there! I'm starting to double guess what we chose... What colour is the cladding in the triangle on the roof? (it probably has a name but I wouldn't know it!) I haven't been able to see what your colour selections are in your blog, am I blind or you haven't put them up? The Independent inspection you got Howard to do, was that the pre-plaster inspection? I am thinking of using him for that too, did you chose him because of the good feedback on him that has been posted on this forum? It looks like being in your new home by June will be a reality! It was the pre plaster inspection (frame) My colours Roof - bristile classic range - chocolate Gutter - jasper Fascia - paperbark Bricks - boral smooth face - cinnamon Windows - hammersly brown Cladding - paint to match paperbark but I don't think it has been painted yet The front door will be just timber finish and garage doors will be paperbark too We really wanted to be safe with the colours so we didn't try anything dramatic Cheers -rob Re: Intro - Building Providence 24. 13Mar 27, 2009 8:38 am Your house is looking good there FrasheR. The report picked up things that unless if you were a builder you would not even think about. It's also made me feel more confident in the build, because I approached it with a negative attitude ( nothing to do with wisdom homes ) where i was expecting things being done wrong ( I think this is just a feeling I think most people building have ) -rob Re: Intro - Building Providence 24. 15Mar 27, 2009 9:38 am You also have to remember that things do go wrong, it's how the builder deals with those problems that determines how smoothly the build goes. From what I have heard, Howard and Wisdom seem to work very well together and any pre plaster issues are normally dealt with quickly, easily, and professionally. Can't ask any more than that. We were called by the guys in The Ponds on a Saturday and then went in to look at the tender the next morning so don't get too stressed if you've reached 5.30pm on Friday at the end of the two week period. If you are concerned, give them a call. The guys at The Ponds are fantastic and normally chase things up from head office within the day. One valuable lesson I have learned is that you need to follow up and being with Wisdom, they don't give you the cold shoulder for doing so! Most things in the process take about two weeks, being tender prep, contract prep, architectural plan prep, etc. Just remember that since paying the $600 they have to get someone to go to your block and do the soil tests, prepare the soil test reports, calculate any changes to your site costs based on the results of the soil test, prepare the rest of the tender. It's not all just Wisdom and it's not all just a lil bit of paperwork.
